2 Acre Property In Northern Nevada

Fantastic Mountain Views But Still Close To Town

This is a beautiful 300' by 300' homesite, Lot 1 in Block 35 in Unit 2 of the Meadow Valley Ranchos subdivision in Elko County, Nevada. It's classified Single Family Residential. This would be a great place to build your off grid home, cabin, RV, mobile home, or just hold for investment.

Elko County is in northeastern Nevada. It is a huge county, approximately 17,203 square miles. Its total population is just under 49,000. The county is an outdoor lover's paradise, much of which is because of the spectacular Humboldt-Toiyabe National Forest. At 6.3 million acres, this is the largest national forest in the 48 continental U.S. states. Hiking, biking, fishing, nature photography, rock climbing, ATV riding, a wide array of winter sports, scenic driving, and much more are on tap to enrich your life. Our property is less than 22 miles away from this incredible forest. Elko County is very well known for its exceptional elk hunting, big horn sheep, mule deer, and antelope. The natural beauty of the area is captivating, and regardless of season there are many outdoor adventures at your disposal.

The mountain views from the property are wonderful. Elko Mountain is about 5 miles away. The Adobe Range is to the west. Sherman Peak is less than 5 miles to the northwest. East Peak is about 5 1/2 miles away. The fantastic Ruby Mountains are about 22 miles away, running south to east.

And yet this off grid property is just over 1 1/2 miles from the Interstate 80 Highway and is under 10 miles from downtown Elko. Elko is the county seat and its population is about 18,300. This means that just minutes away are all the amenities you could want.

In Elko County you are in every way in "The West", and it's a great place to get in touch with your inner cowboy. Ranching and mining are the main occupations, with quite a bit of tourism due to the natural beauty of the area. Over 86% of land in the county is managed by the Bureau Of Land Management, the U.S. Forest Service, other federal agencies, and Native American Tribes. Even more is managed by the state of Nevada. With so much land under protection, you can be assured that there will always be vast areas of unspoiled natural wonders.

There is power in the subdivision but not yet to this property. Sewage, if and when you build, would be by septic system. You can contact a local water well driller to explore that option, or use catchment or haulage. Cell phone coverage in Elko is strong, and since there is no high land from there to the property we would expect cell phones to work. Taxes are under $20 per year.

Terrain is fairly flat, very slightly rolling. The ground has grasses and sagebrush. The property is on the southwest corner of platted Seventh Street and Seneca Avenue. Seneca Avenue has been graded making access by car easy.
