Spectacular Pristine Land In Catron County, New Mexico

 

These enormous 40 acre parcels are in Catron County, New Mexico.  They're located in the northeast part of the county, near the Cibola National Forest.  This is beautiful unspoiled land, with fantastic views and abundant wildlife.  Elevation ranges from about 6,800 feet to almost 8,000 feet.  These parcels are moderately to heavily forested with pinion and juniper.  The scenic views provided by Bell Mountain, D Cross Mountain, the Sawtooth Mountains, and others are spectacular.  The area is known for large trophy elk.  Antelope, mountain lion, mule deer, bear, and turkey are also abundant.

Less than 20% of the land in Catron County is privately owned.  Most of the county belongs to Tribal Land, the U.S. Forest Service, the Bureau Of Land Management, the State of New Mexico, and the National Park Service.  The county is 6,929 square miles and has a population of only 3,607.

One of the accompanying maps shows the parcel locations on a colored grid map.  You can see that privately owned land is mostly broken up by Bureau Of Land Management land, State Of New Mexico land, U.S. Forest Service land, and Tribally Owned land.  Many of these parcels are close to or bordered by reserved publicly owned land.  This assures that in the future, over-development of this pristine area will not be an issue.

These properties are for lovers of the outdoors.  This is a great area for nature photography, hunting, hiking, camping, trail biking, and offroading.  To the south is the incredible Cibola National Forest.  20 miles or so to the northwest is the scenic El Malpais National Conservation Area.

These parcels are spread over a large area, but on average you would be 22 miles from Pie Town, 23 miles from Datil, and 45 miles from Grants.  In Pie Town you really can enjoy fantastic pies, at the Pie Town Cafe and Pie-O-Neer Pies.  Just on the other side of Pie Town is The Gila National Forest, home of the famous Gila Cliff Dwellings.  The Datil area is archaeologically rich, featuring the Ake Site and the Bat Cave.  The Very Large Array, a premier astronomical radio observatory, is also near Datil.  Grants offers all of the amenities of a small city, but with a small town charm.  Grants is only 1 hour west of Albuquerque and sits right on nostalgic Route 66.

40 acres gives you a stupendous 1,742,400 square feet.  There are no building restrictions in this area.  You can hold the land as is for your enjoyment and investment, or build your dream off-grid home or camp.  The sunrises and sunsets are beautiful ways to begin and end your day. 

Terrain varies from gentle hilly plateau to very rough.  Although beautiful, this is generally rugged country.  There probably isn't a paved road within 15 miles.  Most of these properties are close to the area's trail roads, although you will definitely want to be driving an SUV.  Some of these parcels are going to be for adventurous people, who will have to find their own way to the property.  

If you decide to build, solar power would be an excellent choice.  New Mexico is the second sunniest state in the U.S.  Cell phone coverage is spotty, and will vary depending on exact location.  You can consult a local well driller to see if a specific parcel is suitable for a water well, or just use storage if you decide to transport water in.  Sewage would be by septic, if and when you decide to build.

Access to this area is via Forest Road 6A.  About 9 miles east of Pie town on Highway 60, at 34°15'58.11"N, 107°59'2.75"W you turn north (left if coming from Pie Town) onto Forest Road 6A.  Each of the individual property listings has a download that will show the parcel's approximate location in Google Earth, if you have that software installed on your computer.  Best would be if you could visit a parcel before purchase, but if that isn't possible you can get a good idea of terrain and accessibility by looking at the parcels in Google Earth.  In your Google Earth under "Layers" there is a checkbox that allows you to toggle "Roads" on, which should highlight most of the area's trail roads.  This is rugged country, trail roads don't go everywhere and the trail roads themselves can be rough and slick when wet.

Catron County Parcel Locations

For mapping purposes New Mexico is subdivided and described in a rectangular manner by the Public Land Survey System (PLSS).  Location north and south is described by Township lines, which are 6 miles apart.  Location east and west is described by Range lines, which are also 6 miles apart.

For example T3N R9W (Township 3 North, Range 9 West) refers to a specific 6 mile long by 6 mile wide square.  These squares are subdivided into smaller squares, called Sections, that are 1 mile by 1 mile.  To describe property locations within sections the sections are typically halved and quartered, and subdivided again as much as necessary in the same manner.

The enormous Catron County parcels that we are selling here are 40 acres, ¼ mile long by ¼ mile wide.  This is 1/16 of a section.

Breaking down one of our parcel location descriptions as an example, let's take "T3N R9W Sect 5 SE4-SW4".  This parcel is in Section 5 of the Township square defined by Township 3 North, Range 9 West.  This parcel is the Southeast Quarter of the Southwest Quarter of Section 5.  So to find it on a map you would first find the Southwest Quarter of Section 5, then look at the Southeast Quarter of that area and that is the location of this parcel.
