Beautiful Mountain Views ~ Less Than 40 Miles South Of Albuquerque

 

 

Tierra Grande is an exciting subdivision-in-progress conveniently located along Highway 47 southeast of Belen, New Mexico. Properties in the subdivision are for single family residences only, with a minimum lot size of 5 acres.

The Rio Grande River Valley holds the bulk of central New Mexico's population. Interstate 25 runs through this valley, and the mountains on the valley sides are not buildable. Earlier expansion went north of Albuquerque, but now that area is so congested that expansion south is the logical next step. Kirtland Air Force Base and the Isleta Indian Reservation mean that the land off of the Los Lunas and Belen I-25 exits are likely expansion targets.

This area Is now poised to explode! Facebook's new $1 billion data center complex in Los Lunas opened in 2019, and has added a lot of good jobs to the area. Facebook is expanding the complex with an additional five buildings, and this mega data center is expected to attract other high tech companies to the area as well. At the very next exit to the north on I-25, they are in the final phases of a large 1,500 home subdivision. Another developer has purchased a 6,000 acre tract near the same exit and is developing it. Valencia County's population has grown an unbelievable 46% in the last 10 years alone. The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800. This area is rapidly growing in value and popularity. A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way!

In the immediate Belen area there is a Walmart Super Center, IGA Grocery, Staples, community center, senior center, museum, The University of New Mexico Valencia Campus, as well as the normal array of schools, churches, health care, etc. With convenient access to Interstate 25, all other amenities are just a short drive away in Albuquerque. The very next exit north on Interstate 25 has another Super Walmart as well as Walmart's central distribution center for the entire state. On up I-25 is Albuquerque, which is the largest city in New Mexico, and is home to the Annual International Balloon Fiesta. And don't forget the large resort and casino in Isleta that is just a 25 minute ride away.

The Regional Transportation District has launched the Passenger Rail System and it is now in operation. This connects the Belen / Los Lunas area directly with Albuquerque. Residents are now able to live in the Belen area and work in Albuquerque, and commute on this light rail system. And they have extended this rail system clear to the state capital of Santa Fe.

What makes Tierra Grande so attractive isn't just its location in an area of possible expansion. It is the nature of the subdivision itself. There is a HOA with modest annual fees(only $50 - $75 per year), protecting property values and working toward the development of the subdivision. A big part of what they do is preserving the beauty of the area. Modular homes, premanufactured homes, mobile homes, and commercial operations are not allowed. These are residential sites with a minimum size of 5 acres each, conveniently close to Highway 47 yet with gorgeous views of the Manzano Mountains. You will want to take advantage of enjoying Manzano Mountains State Park and the Cibola National Forest.

All land owners in Tierra Grande are dues paying members of the Tierra Grande Improvement Association. A unique benefit of membership is joint ownership of the "Tierra Grande Open Space". This is an incredible land conservancy, and I cannot describe it better than the Association does itself on its excellent website: "Tierra Grande and you, the member, own over 14,000 acres of pristine Open Space (mountain property) including the Abo Arroyo/Canyon and Black Butte. These lands are being conserved for your use, which does NOT include hunting or trapping. Much of that acreage borders on the majestic Manzano Mountains part of the Cibola National Forest. The Manzanos provide beautiful trails and canyons for exploring, horseback riding, hiking and backpacking." You should browse their website, which is full of good information, for example you can see how the covenants help to enhance land values and make living there a better experience for everyone.

This quote is from the most recent TGIS newsletter:  "...the TGIA Board approved a process for obtaining a temporary variance to camp on a vacant lot for up to two weeks at a time with a 30 day break in between visits.  Owners who wish to camp on their property MUST obtain a permission slip form the Association prior to camping or fees/fines may be incurred."

Elevation of over 5,000 feet makes for near perfect weather year round. The summer highs are in the 80's & 90's with the winter highs in the 50's. There are about 278 sunny days per year making this area "the sunniest in the country". All of these sunny days make this a fantastic area to use solar power instead of grid electricity. At least two of the newest homes currently being built are going completely off grid with solar.

Two of the properties we have for sale are in Unit 22 on the east side of Highway 47, an area with scattered homes and electric power available. Power is not to our lots yet, but the Socorro Electric Co-Operative could give you an estimate of how much it would cost to run electricity to a given property. Our other two properties are in Unit 3 on the west side of Highway 47, and there is less development there at this time. Cell phones are normal. At this time water would be by haulage or by well, if you want to contact a driller and explore that option. Sewage would be by septic - if and when you build. Every property has platted road access.
