Every property has legally platted street access. None are landlocked. The roads were graded in long ag. Some receive regular traffic while some have faded because nobody has been driving on them. You can leave these as they are, or you can choose to grade them.
Power & Water
These properties are mostly off grid, with no available utilities. If electricity is nearby a given property, that will be mentioned in the listing. You will need a water well if you are going to build a residence. This area is in the Mimbres River Water Basin, which makes it a promising area for wells. Local well drillers can provide more information.
If power lines are not nearby, then electricity will be by solar or wind turbine. Combustion engine generators are not allowed as a primary source of electricity.

To apply for a camping/RV permit, you must contact the county’s planning and development department. You will need a copy of your deed. If you are still financing your property with us, then you will need us to provide you with a permission letter and also a copy of our deed. If RVing, you will also need to show the planning and development department your RV registration.
To build on a property, you also will need to provide a copy of your deed or a letter and deed copy from us if you are still financing the property. You will be dealing with the state environmental department for septic approval, the state engineers office for a water well permit, and you will need to have your solar system, wind turbine, or electric line installation approved. And you will need to have an address issued for the property. Luna County’s planning and development department is extremely helpful.
½ acre lots may now be buildable! Properties that are too small for a conventional septic system may now be buildable using advanced treatment systems or other options. To determine whether a property smaller than ¾ of an acre can qualify for a residential build, please consult a liquid waste professional regarding the specific property that you are considering for purchase. The New Mexico Environment Department can advise you. You will need a water well if you are not connected to a municipal water supply, and this is possible with a ½ acre lot if conditions are right for a water well and for an advanced treatment system.
