These are gorgeous ranch / homesites in the Green Valley Acres area of agricultural Lobo Valley. You will see a panorama of beautiful mountain views. The Van Horn Mountains define the west side of the valley, while the Wylie Mountains are to the northeast and Chispa Mountain is to the east. Away to the south are the Sierra Vieja Mountains. Green Valley Acres runs along the valley in Culberson County and to the south in Jeff Davis County as well. There is virtually no pollution and no crime here. Farm / Market Roads 1523 and 2017 run north and south along the west side of the valley, while Highway 90 runs along its east side. Chispa Road, a much-storied old Texas trail road, wanders through the area.
The county seat of Van Horn is about 18 miles (depending on the specific property) to the north on Highway 90. Van Horn is about 120 miles east of El Paso and sits right on Interstate 10. It's a beautiful town with 18 restaurants, 17 motels, churches, library, hospital, 2 museums, 4 RV parks, campground, and a full array of stores. It also has a visitors bureau and a small convention center. The city park offers picnic areas, a swimming pool, basketball courts, a playground, and there are tennis courts at the high school. The county airport is there and you can always enjoy a round at the Mountain View Golf Course. Movie fans come to visit the sets from Lonesome Dove, Dad Man's Walk, and Blue Sky. There is a renovated 1944 Union Pacific caboose on display.
Often there are recorded plat maps, signed by county commissioners and a judge, recorded in the county clerk's office, showing that these are public roads, whether they have been graded in yet or not. The climate is mild and dry, with an average minimum temperature of 30 degrees in January and an average maximum of 94 degrees in July. The growing season is 224 days per year. The soil is primarily made up of clay, sandy loam, and sand. Vegetation consists of scrub brush, grasses, cacti, creosote bush, post oak, chaparral, oak, juniper, mesquite, yucca, and agave.
There are big horn sheep, mule deer, javalina, antelope, quail, and dove in the area. You are only a short distance from the Rio Grande River withs all its water sports, and within easy drives are Guadalupe Mountains National Park, Carlsbad Caverns, Big Bend National Park, and several other parks and points of interest.
Availability of electricity will vary by property, but power has not been run yet to most of these properties. Solar is a great option in Texas, but to find out about electric availability to any particular parcel you will need to contact the Rio Grande Electric Cooperative. Water would be by well or storage. Water wells in this area are usually 500 to 700 feet deep and are rated "AAA" (excellent water). Sewage would be by septic - - if and when you build. Cell phones work almost everywhere. There are no restrictions and mobile homes, modular homes, and RVs are all allowed. There is no requirement to build and no time limit on when you can build. There are no association fees. You can camp on your property while you visit the area. You are allowed to enjoy your property while it appreciates in value.
