Overview

These are premium properties, the best rural land for sale that we have seen in west Texas.  Whether  you are looking for a beautiful property to homestead or to camp on without restriction while holding the property for investment, these are for you.  Guadalupe Estates is an undeveloped subdivision that borders the incredible  Guadalupe Mountains National Park in Culberson County.

Guadalupe Mountains National Park is known as a hiker's paradise and Guadalupe Peak is on many a bucket list especially among "highpointers".  Over 80 miles of trails provide you with incredible opportunities to tour this most beautiful area, whether you prefer an easy route or a very challenging one.  The park is over 86,367 acres and National Geographic refers to it as "...a gem of a park that few people outside the state have ever heard of, let alone visited..." and they also marvel at the park's "dramatically contoured canyons...a profusion of wildlife and birds."  The park contains the four highest peaks in Texas.

Your property’s scenery is stunning, it is West Texas at its glorious best.  There are tremendous views of the Guadalupe Mountains nearby to the north.  The majestic Guadalupe Peak and El Capitan dominate the area and provide beautiful views.  The closeness of these legendary mountains will take your breath away.  To the east are the Delaware Mountains.  The Patterson Hills including Cone Peak extend through the western part of the Guadalupe Estates itself.

Throughout the Guadalupe Estates area there are grasses, yucca, scrub brush, creosote, chaparral, cacti, and agave.

Available properties range from those with frontage on Highway 62 to those properties up to 3 miles north of the highway and closer to Guadalupe Mountains National Park.

Additional Information

Power runs along Highway 62.  For information on running electricity to any specific property you would need to contact the Rio Grande Electric Co-Op.  For most properties it will be more economical to use solar power.

You can contact a local well driller to explore the possibility of a water well, but a cheaper alternative would be to haul in water from Van Horn or Dell City.  Stores such as Lowes and Tractor Supply in El Paso sell tanks at reasonable prices.

Each property has a 20-foot wide road and utility easement around it, so combined with adjoining properties this is a 40-foot wide legal access to your property.  Two routes in to each corner for a total of eight legally platted routes of access to your property.  Most of these easements have not been graded.  You can leave them as they are, or grade them in if you choose to do so.

Generally this is a rugged area.  You can enter with an SUV or pickup where you see full sized vehicle tire tracks.  You can enter with a quad where you see those tracks.  If you intend to build you will need to call the 811 "Call To Dig" number, and make arrangements to bring heavy equipment over the underground pipelines.

These properties are heirloom investments.  Not only will you enjoy your property, but you will be proud to hand it down through generations of your family.  We have been all over west Texas and these are far and away the best views that we have seen.

Important Buyer Notes

There are several underground pipelines through the Guadalupe Estates area, on the north side of Highway 62.  Along the right of way are a usable access road and power lines.  If you are going to build a residence or otherwise do any digging, you will need to first call the statewide 811 digging hotline, at least 2 business days before any activity.  You should also call this number before driving any heavy machinery over the pipelines to make arrangements.  We also have contact phone numbers for the pipeline owners so that you can reach them directly.  You also cannot obstruct pipeline rights-of-way with things such as trees and shrubs.  In response to an 811 call the pipeline operators will mark the pipelines and the rights-of-way.

No business or commercial activity of any kind is allowed involving a property under loan contract. Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.
