These off grid 5 (+/-) acre parcels in Hudspeth County have the most beautiful views that you could want. They are located on a flat plateau well over 5,200 feet in altitude. They are just over half a mile from Gunsight Ranch and overlook Flat Canyon. This dramatic canyon is over 700 feet below the Mountain View Ranchettes, and the scenic land continues to fall away to even lower elevations as you look farther to the southwest. There is also a formation of buttes a couple hundred feet lower than the Ranchettes, enhancing an already impressive view. And although that would be enough for almost anyone, there's much more. The Finlay Mountains to the south, the Guadalupe Mountains to the northeast, the Sierra La Amargosa to the southwest, and Sierra Blanca Mountain to the southeast provide an array of beautiful mountain views.
Hudspeth County is Located in far west Texas between El Paso County to the west and Culberson County to the east. It sits in the Rio Grande Basin where the soil is primarily made up of top soil, clay, sandy loam, and sand. This is a beautiful area with clean air and water. There is basically no pollution and no crime here. The area presents some of the most colorful sunsets you will ever see. The night sky is so clear it will amaze you by how many stars you can see. The Weather is excellent and you will experience 4 mild seasons. The climate is mild and dry, with an average minimum temperature of 30 degrees in January and an average maximum of 94 degrees in July. The growing season is 224 days a year, and the average annual rainfall is 10 inches.
These properties are undeveloped land. There is power in portions of the Gunsight Ranch but not on these properties. Power would be by solar, generator, wind, or eventual power lines. Water would be by hauling, catchment, or storage. Large water tanks are readily available from major retailers, and the most practical and cost efficient way to obtain water in this area probably would be to haul it in yourself from Sierra Blanca, or have it hauled to you from Van Horn or Dell City. Sewage would be by septic but only if you build. Cell phones work almost everywhere. Property corners were marked with 1/2" iron rods years ago. We do not know if they are all still present. Taxes are only about $13 per year per 5 acres and are current. There are no restrictions and mobile homes, modular homes, cabins, and RV's are all allowed. There are no association fees. You can also camp on your property while you visit the area. You can build your dream off grid home, or you can just RV or camp from time to time, enjoying the natural beauty of the area. Each of these beautiful parcels is 5 acres, 651.58 feet by 334.26 feet. That is substantially over 217,000 square feet per property.
The town of Fort Hancock is just over 17 miles away, and it has businesses that you might find convenient. The county seat of Sierra Blanca is almost 23 miles away and has more places to shop. El Paso is about 54 miles away to the northwest. There are many attractions locally in Hudspeth County, perhaps the most impressive of which is Guadalupe Mountains National Park.

To get to these properties from Interstate 10 you would take the Sierra Blanca exit and drive north on FM Road 1111 for about 18 1/2 miles. Then you would turn west on Gunsight Road and drive about 15 1/4 miles. Each parcel in this area has a 30' general access easement, so there is legal access to each property.
