Rio Del Oro Overview

The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque.

The Rio Del Oro subdivision is an under-developed community. It is just east of the town of Belen, which is rapidly becoming a bedroom community to the city of Albuquerque. The main population of the area is along the I-25 corridor. The Rio Communities lie along the east side of this corridor.

This area Is now poised to explode! Facebook's new multi-billion dollar data center complex in Los Lunas opened in 2019.  Four buildings are already complete, two more are under construction, and $40 billion in construction bonds have been issued so that another six buildings can be added.

A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor (Morris Road Alignment) will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area.

We are offering for sale here residential lots in a variety of locations throughout the subdivision. Every lot has platted street access. You can buy the residential lots for investment, building, or to have a place to RV while visiting the area.  Some lots are closer to existing developments, some lots are closer to the Manzano Mountains.

Restrictions & Easements

All properties have legal platted access.  None are landlocked.  Most were graded in long ago and have faded because nobody has been driving on them.  This varies from property to property.  You can leave the easements as they are, or grade them as you choose.

You can RV for up to 30 days per year.

Typically if you want to build a residence you will need at least 0.75 acre to accommodate a residence and conventional septic system.  You will need to have three or more adjacent lots replatted with the county to form a single property large enough to meet building requirements.  For details, and with any questions concerning land usage, call the county at 505-866-2050.

Power & Water

These properties are off grid with no available utilities.  Although utilities might be nearby, they have not yet been run to these exact properties.

If building a residence, you will probably use solar for power, and either explore the option of a water well with a well driller or have water hauled in and use tank storage.

Properties in New Mexico less than ¾ of an acre may now be buildable!  Properties that are too small for a conventional septic system may now be buildable using advanced treatment systems or other options.  To determine whether a property smaller than ¾ of an acre can qualify for a residential build, please consult a liquid waste professional regarding the specific property that you are considering for purchase.  The New Mexico Environment Department can advise you.  If you are looking for a place to occasionally camp or park an RV, this would not affect you except that your property might now be more valuable.
