Property Restrictions & Easements
There are no restrictions: mobile homes, modular homes, cabins, and RV’s are all allowed. There are no association fees. You can camp on your property while you hunt and/or visit the sites in the area. Stay as long as you please with no time limit.
Every property has an access easement. None are landlocked. Some properties have frequently used trail roads, some will require a bit of cross country driving. You are free to travel and drive anywhere in Gunsight Ranch, but if you want to improve access by grading then you must do so along existing road easements.
Local Attractions and Information
These properties are located at roughly 4,000 feet in elevation. The Finlay Mountain Range has peaks over 6,000 feet and more. Also to the south are the Malone Mountains and Sierra Blanca Peak, which is over 7,000 feet. To the north are the Sierra Tinaja Pinta Mountains and the Guadalupe Mountains National Park in northern Culberson County. Here you will see El Capitan, the El Capitan Reef Complex, and Guadalupe Peak, which is the highest point in the state at 8,749 feet. Within an easy drive are the Rio Grande River, Big Bend National Park, Carlsbad Caverns, Hueco Tanks State Historical Park, and several other parks and points of interest.
Hudspeth County is located in far west Texas between El Paso County to the west and Culberson County to the east. It sits in the Rio Grande Basin where the soil is primarily made up of top soil, clay, sandy loam, and sand. This is a beautiful area with clean air and water. There is basically no pollution and no crime here. The western sky presents some of the most colorful sunsets you will ever see. The night sky is so clear it will amaze you by how many stars you can see. The weather is excellent and you will experience 4 mild seasons. The climate is mild and dry, with an average minimum temperature of 30 degrees in January and an average maximum of 94 degrees in July.
Important Buyer Notes
Hunting rights cannot be rented, leased, or sold. The property owner (or contract holder) must be present when they are used. While a property is under contract, after the minimum amount has been paid toward the loan principal, hunting rights will be issued annually on request. These hunting rights are printed on special paper with a raised seal and must be carried by the contract holder while hunting.
