Rio Del Oro in New Mexico

Unit 24, Block 26 Lots 29, 30 0.50 +/- acres

Nestled in the heart of central New Mexico, the Manzano Mountains offer a breathtaking natural backdrop rich in beauty and recreational opportunities. This stunning range, part of the Cibola National Forest, is renowned for its rugged peaks, dense pine forests, and vibrant fall foliage, making it a haven for outdoor enthusiasts. Just a short drive from Albuquerque, the area provides easy access to hiking, mountain biking, horseback riding, and bird watching along miles of scenic trails, including the renowned Manzano Crest Trail. In the cooler months, the mountains become a peaceful retreat for snowshoeing and winter photography. With its blend of serene wilderness, diverse wildlife, and year-round adventure, the Manzano Mountains are a treasured escape for nature lovers and a compelling selling point for anyone seeking property in Valencia County.

The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located west of the Manzano Mountains and only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque.

These adjoining properties are Rio Del Oro, Unit 24, Block 26, Lots 29 and 30.  These are approximately 1/4 acre lots that you can choose to leave as is or combine them into a larger 0.5 acre property.

This remote area will be a nice spot for you to occasionally camp or RV while holding the property for investment.  You will enjoy those great Manzano Mountains views.  This can be your base camp for adventures in the mountains and Cibola National Forest.  Catch the Roadrunner Passenger Rail System from Belen or Los Lunas for fantastic day trips to Santa Fe and Albuquerque.

Excitingly, you also might want to look into this as your dream off grid homestead!  At 0.5 acre this isn't big enough for a building permit with a conventional septic system.  However you can look into using an Advanced/ATU System, or a Composting/Zero-Discharge System, or something similar.  Contact the New Mexico Environmental Department at 505-865-9160 and the Valencia County Planning And Zoning Department at 505-866-2050 to explore your options.  Tell them that you are inquiring about Valencia County properties 1-021-035-310-080-100290 and 1-021-035-310-080-100300.

The Rio Del Oro subdivision is an under-developed community. It is just east of the town of Belen, which is rapidly becoming a bedroom community to the city of Albuquerque. The main population of the area is along the I-25 corridor. The Rio Communities lie along the east side of this corridor.

Lots 29 and 30 are located less than 500 yards from Monterey Boulevard.  To the west Monterey Boulevard goes through the El Cerro Community then intersects with the Manzano Expressway.  Going east it intersects with the Rio Del Oro Loop, the major road through this area.

Cheap land is what we all want and it is increasingly hard to come by.  You can snap up these properties as a recreational vacation spot or investment now, before the price inevitably goes up.  You can camp and RV for up to 30 days per year.

Everyone qualifies for the same financing.  We do not run credit checks.

With an initial payment of $294 ($99 down payment + $195 document fee) we will finance the balance for as little as $108.55 per month over 2 years.  Or you can buy the property outright instead of financing, and receive a 10% cash discount.
