The Estancia Ranchettes are located just outside Moriarty, a friendly little community which has its own small airport, several parks, a sports complex including six baseball fields, and weekly summer rodeos that can draw in hundreds of visitors. Although a small town, Moriarty is quickly growing and includes all the conveniences and amenities you would need.  Our available properties are about 11 to 16 miles from downtown.  Moriarty is located at the junction of I-40 and NM 41, and offers a vast array of history and entertainment. The city benefits from two designated scenic and historic byways that pass through it and make Moriarty a favorite stop for thousands of people.  Historic Route 66 serves as Moriarty's Main Street and the 150-mile Salt Missions Trail takes you to many historic and scenic areas.

The Estancia Ranchettes are situated in Torrance County, which is one of the most productive agricultural counties in the United States. The community has very close ties to the land and the locals place high value in their heritage and ties to the mountains. There are also several archaeological and historic sites in the area including the extensive mission ruins of Abo, Gran Quivira, and Quarai.   

Located less than ten miles west of Moriarty along I-40 is the town of Edgewood. This town has been experiencing rapid growth and has expanded to the far northwest side of Moriarty along I-40 and NM 333. Edgewood has become a retail center for the region. The Edgewood WalMart, for example, is the only one between there and Amarillo and draws people from as far away as Santa Rosa. The First Choice Health Care facility in Edgewood serves patients from all over the tri-county area and has rapidly outgrown its current facility. There are plans for an expansion that will bring as many as 200 jobs to the area. This is a community with a lot to offer with a YMCA, park area, walking trails and bicycle paths. Edgewood also continues its commitment to the equestrian lifestyle that many locals enjoy with the 4 Winds Equestrian Center. As this growth continues, Moriarty will need to expand and there are already signs of this with the recent commercial and business development that has been spreading along NM 41 and Martinez Road which runs right to the Estancia Ranchettes where several homes are already built. 

If you’re looking to head into the big city you can take a 40 minute drive over to Albuquerque, the largest city in New Mexico. Albuquerque is home to the Annual International Balloon Fiesta, a nine day event that has over 500 balloons each year! And don't forget the large Resort and Casino in Isleta that is just an additional 10 minute drive from Albuquerque.

This area is surrounded by breathtaking views and there is an abundance of recreational activities in this area. A north-south string of mountain ranges made up of the Manzano, Manzanita and Sandía ranges line the west side of the Estancia Valley. This strand of mountains are all located in the spectacular Cibola National Forest which covers more than 1.6 million acres in New Mexico. These are part of the same huge chain that makes up the Rocky Mountains. The Manzano Mountain Range is home to Manzano Peak which towers at 10,098 feet. Here you can enjoy more than 64 miles of well-developed trails. The Sandia Mountain Range is the most visited range in New Mexico where millions of people journey each year to ride the Sandia Peak Tram or to drive the Sandia Crest National Scenic Byway. The Sandia Mountains are also regularly visited for ceremonial purposes by the Sandia and at least annually by many other pueblos. There are many recreational opportunities here including skiing at the Sandia Peak Ski Area, hiking, camping or checking out the Indian Pueblos, prehistoric ruins, ice caves, or lava flows. For the hunter there are opportunities for deer, elk, antelope, black bear, mountain lion, and turkey. There are also fishing opportunities in several nearby lakes.

The amount of nature-watch activities for wildlife, fish and rare plants are outstanding. The Sandias and Manzanitas are primary raptor and other migratory bird flyways. Every year thousands of raptors migrate along the Manzanos in spring and fall as they work their way between Canada and Mexico. An array of birds including small European falcons, golden eagles, endangered Mexican spotted owl and some northern goshawks are also present and can be found throughout most of the area.

Along the east side of the Estancia Valley is a string of rocky hills, the last remnants of a much older mountain chain, known as the Pedernal Hills. To the south is a chain of saline playas, or intermittent salt lakes where you will find one of the few surface deposits of salt in the region. To the north the land rises gradually to a big drop-off into the Galistéo Basin, and to the northwest are the gold-bearing Ortiz Mountains along with some of the finest mountain scenery in the southwest which can be found in the 1.6-million-acre Santa Fe National Forest. Here, you can find the headwaters of the Pecos, Jemez, and Gallinas Rivers, mountain streams, lakes, and trout fishing. Travel into the wilderness on horseback, or hike on an amazing 1,000 miles of trails. If you’re feeling really adventurous try whitewater rafting on the Rio Chama or Rio Grande.  You can take a beautiful initial area tour by driving the Santa Fe National Forest Scenic Byway.

Locals enjoy the high desert climate of the beautiful Estancia Valley.  An elevation of 6,400 feet makes for near perfect temperatures year round.  The summer highs are in the 80's with the winter highs in the 40's.  There are about 280 marvelous sunny days per year.  Come see why New Mexico is known as "The Land of Enchantment".

NOTE: New Mexico does generally require at least 3/4 of an acre to issue a permit to install a septic system and to issue a building permit for a permanent home. Each property that we are selling here meets or exceeds this acreage requirement.

Estancia is a Spanish word usually translated as “place of rest” and the Estancia Ranchettes may be the perfect place for you to come build your dream home or just occasionally camp or park an RV while visiting the area.  You can RV for up to three months per year on your property, up to six months if you are living in an RV while building on the property.  Mobile homes, modular homes, and stick built homes are allowed.  There are no restrictions, no covenants, no HOA.  All the properties are nice and flat and every parcel has legal access on platted road frontage. There are several decent dirt roads that run throughout the subdivision and all lots have pretty easy access to these. These lots can be used for residential or agricultural use and all come with excellent views. There are no time restrictions on when to build, there are no requirements that you must build.  There are also no association fees.  At the present time this is a sparsely populated subdivision.  There are utilities in the general area, but not to these properties yet.  In the meantime solar is an extremely attractive option or you can use a generator.  Cell phones are normal.  You would need to contact a local well driller if you want to explore the possibility of having a water well.  We are told that area wells are 150 to 300 feet deep.  Sewage would be by septic - you would need to have a percolation test then install the septic system when and if you build.  Please confirm local building regulations match your intended use for the property. Taxes are about $10 per year.
