Rio Del Oro Overview
The Rio Del Oro subdivision is an under-developed subdivision, one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, which is rapidly becoming a bedroom community for Albuquerque. The county seat of Los Lunas is very nearby as well.
The Rio Grande River Valley holds the bulk of central New Mexico's population. Interstate 25 runs through this valley, and the mountains on the valley sides are not buildable. Earlier expansion went north of Albuquerque, but now that area is so congested that expansion south is the logical next step. Kirtland Air Force Base and the Isleta Indian Reservation mean that the land off of the Los Lunas and Belen I-25 exits are the likely expansion targets. Rio Del Oro is located between these two exits, east of the Rio Grande River and Interstate 25.
This area Is now poised to explode! Facebook's new multi-billion dollar data center complex in Los Lunas opened in 2019. Four buildings are already complete, two more are under construction, and $40 billion in construction bonds have been issued so that another six buildings can be added.
A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor (Morris Road Alignment) will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area.
These residential lots are all in the western part of the Rio Del Oro Subdivision, near the already developed areas around Belen. Units 11, 12, and 13 are bordered on their west side by the Manzano Expressway, while Units 48, 49, and 51 are west of the Expressway even closer to the heavily developed areas.
The Valley Improvement Association has helped to promote the area as well as providing benefits for the owners. Effective January 1, 2024, Valley Improvement Association, Inc, will no longer impose an annual assessment on properties that were subject to an annual assessment. Taxes are under $20 per year per lot and are current.
