Scenic 5 Acre And Larger Ranch Land In San Miguel County

 

 

This is a beautiful area near Conchas Lake, between Tucumcari and Las Vegas, New Mexico. It is unspoiled ranchland, scenic and peaceful. Surrounding highlands such as the Variadero Mesa, La Silla Mountain, Allemando, North Mesa, and various buttes give gorgeous views. There are a lot of arroyos, ponds, and Garita Creek in the area. Highway 104 goes through the middle of the region so that even though the area is peaceful and secluded, access is convenient. The terrain is generally flat to gently rolling, grassy with patches of shrubs and some small trees. Some of the animals in the area are mule deer, rabbits, coyote, pronghorn antelope, fox, badger, muskrat, raccoon, bobcat, and beaver. This is a great area for fishing, hunting, rockhounding, birdwatching, nature photography, hiking, biking, and just plain enjoying the beautiful outdoors.

The area's dominant feature is of course spectacular Conchas Lake. The lake is 25 miles long and was formed by damming the Conchas River and the South Canadian River. The lake is a fishing paradise with large mouth bass, bluegill, channel catfish, walleye, and crappie. Boating and water skiing are very popular. The lake is perfect for swimming, snorkeling, and scuba diving. Experienced divers enjoy exploring the underwater cliffs. Near the lake are a 9-hole golf course, camping facilities, and a picnic area. Conchas Lake State Park offers a lot of fun outdoor activities. The North Dock Cafe has an excellent view of the lake.

About 40 miles away to the southeast is the charming town of Tucumari, a legendary stop on old Route 66. Tucumari is the county seat of Quay County, with a population of around 5,363. They have a hospital, great restaurants, grocery stores, motels, historical museum, railroad depot museum, library, community college, dinosaur museum, and a Route 66 museum. They are especially proud of the street murals around town. In its early days Tucumari was a rough and tumble place, roamed by the likes of the infamous Black Jack Ketchum.  Nowadays you can enjoy a round of golf at the Tucumari Municipal Golf Course.

Around 48 miles to the northwest at the feet of the Sangre De Cristo Mountains is Las Vegas, the county seat of San Miguel County. It was an infamous and major stop on the old Santa Fe Trail. The population is about 14,565 and they have a hospital, restaurants with many featuring authentic southwestern cuisine, stores, shops, boutiques, libraries, museums, and the spiritual Dwan Light Sanctuary. Enjoy golfing at the Gene Torres Golf Course.

You can immerse yourself in New Mexico's art galleries and historical museums, there is much to be seen of the region's art and culture.

The weather in Ranchos Lake Conchas is fantastic. On average there are 262 sunny days per year, the July high is 94° and the January low is 24°. The EPA measures the air quality at 91.2, the national average is 58.4 (100 is perfect).

Some of our parcels near the middle of the area are almost right on top of Highway 104; some of our parcels toward the west are very near Garita Creek. As of this writing you can still choose one of these beautiful properties with whatever location exactly best suits you.

All of these properties have platted road access. Many of these roads were graded in long ago and most have faded, but they are still drivable for the most part and can be re-graded. These platted roads provide you legal access to your property. Taxes on a 5 acre property are $5 per year.

Power is in the area but not to these properties yet. Some are close to existing power lines. Solar power would be an excellent choice in this area, however. Water would be by storage or by well, if you decide to have one drilled.  We have been told that water wells in the area average about 178 feet deep. You would have to contact a well digger to have your particular parcel evaluated. Cell phone coverage in the area is spotty and will vary by exact location.

In addition to the clean air and superb weather, you will enjoy spectacular sunrises and sunsets. These properties are zoned A-2.  You can build if and when it suits you.  There is no HOA and there are no subdivision covenants or restrictions.  Mobile homes and modulars are fine.  You can RV on your property for up to 180 days at a time, please notify the county Planning & Zoning office of your stay.  You would need a septic system if and when you build. You can build your dream rural getaway home, or leave the property as is and enjoy it while you hold it for investment. You can have horses and raise other livestock, and grow food if you wish to do so.

This is a scenic area with great weather and abundant water, nice for off grid living and/or for investment.
