This is a beautiful area near Conchas Lake, in San Miguel County.  It is located between Tucumcari and Las Vegas, New Mexico. It is unspoiled ranchland, scenic and peaceful.

Highway 104 goes through the middle of the region so that even though the area is peaceful and secluded, access is convenient.

The area's dominant feature is of course spectacular Conchas Lake. The lake is 25 miles long and was formed by damming the Conchas River and the South Canadian River.  The lake is a fishing paradise with large mouth bass, bluegill, channel catfish, walleye, and crappie. Boating and water skiing are very popular. The lake is perfect for swimming, snorkeling, and scuba diving.

Ranchos Lake Conchas is mostly undeveloped land for sale.   Each large homestead lot is at least 5 acres. 

Property Restrictions & Easements

There are no subdivision restrictions.  There is no Homeowners Association and there is no Property Owners Association.  You are just guided by county and state regulations.

Each property has legally platted access easements.  None are landlocked.  Some of these easements were graded in long ago and have become overgrown because nobody has been driving on them.  Some are in use.  You can leave the road easements as they are, or grade them if you desire to do so.

There is no requirement to build.  You can build if and when you want to.

You can RV/camp on your property for up to 180 days per year.  Notify the planning and zoning department of your stays so that they know that you are not a squatter.

Zoning is A-2.  Contact the planning and zoning department at 505-454-1054 with any questions about property usage.

Utilities

Power is in the area but not to these properties yet. Some are close to existing power lines.  Solar power would be an excellent choice in this area since there is an average of 262 sunny days per year.

Water would be by storage or by well, if you decide to have one drilled.  We have been told that water wells in the area average about 178 feet deep. You would need to contact a well digger to have your specific property evaluated.

Cell phone coverage will vary by exact location.
