These residential lots are all in the western part of the Rio Del Oro Subdivision, near the already developed areas around Belen.  Units 11,12, and 13 are bordered on their west side by the Manzano Expressway, while Units 48, 49, and 51 are west of the Expressway even closer to the heavily developed areas. 

This area Is now poised to explode!  Facebook's new 980,000 square foot data center complex in Los Lunas is adding a lot of good jobs to the area, and it is expected to attract other high tech companies to the area as well.  At the very next exit to the north on I-25, they are in the final phases of a large 1,500 home subdivision.  Another developer has purchased a 6,000 acre tract near the same exit and is developing it.  Valencia County's population has grown an unbelievable 46% in the last 10 years alone.  The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800.  This area is rapidly growing in value and popularity.  A New Interchange off of I-25 is in the works. This $96 million project will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way!

The Rio Grande River Valley holds the bulk of central New Mexico's population.  Interstate 25 runs through this valley, and the mountains on the valley sides are not buildable.  Earlier expansion went north of Albuquerque, but now that area is so congested that expansion south is the logical next step.  Kirtland Air Force Base and the Isleta Indian Reservation mean that the land off of the Los Lunas and Belen I-25 exits are the likely expansion targets.  Rio Del Oro is located between these two exits, east of the Rio Grande River and Interstate 25.

A quick look at a map will show you that the Manzano Expressway is the primary artery east of Highway 47 in the area.  Logical expansion from the existing Rio Communities, Belen, and Las Maravillas puts the properties we list here clearly in the category of "Buy now or wish that you had!"

The groups of residential lots we are offering for sale here each contain adjacent lots that total to at least 3/4 acre.  New Mexico generally requires at least 3/4 of an acre (which is 3 lots) to issue a building permit for a permanent home when the lot is not serviced by a city water and a city sewer system.  When the city utilities are installed, every single lot would then be buildable, and they will each become much more valuable.  You can build now if you desire to do so.  Or you can wait and build a house on each individual lot once the utilities are run.  Or you can sell them to maximize profits at that time.

The Rio Del Oro subdivision is one of the Rio Communities.  The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque. The beautiful Tierra Del Sol Country Club and Golf Course is close to Belen where you can enjoy a round of golf on a great course.  You also will be close to the beautiful Rio Grande River.  The University of New Mexico, Valencia Campus is only a few miles away and it is one of the fastest growing schools in the state. 

The main population of the area is along the I-25 corridor. The Rio Communities lie to the east and extend for several miles.  They vary from the most built up properties closest to Belen to the most remote properties in the eastern section, which is closest to the beautiful and huge Manzano Mountains.

Elevation of 5000' makes for near perfect temperatures year round. The summer highs are in the 80's & 90's with the winter highs in the 50's.

The property areas are level to rolling slopes with native grasses, bushes, and small to medium size trees.  There are stunning views in every direction. Immediately to the east the Manzano Mountains tower over 10,000 feet offering breathtaking views of the Rockies.  There are several National Forest and wilderness areas within a short drive.  They offer an incredible variety of outdoor activities such as mountain bike riding, hiking, camping, hunting, fishing, canoeing, snow skiing, horseback riding, ATV riding, sightseeing, and just relaxing.

You can buy these residential lots for investment, building, or to have a place to RV while visiting the area.

In the immediate Belen area there is a Walmart Super Center, IGA Grocery, Staples, community center, senior center, museum, The University of New Mexico Valencia Campus, as well as the normal array of schools, churches, health care, etc.  With convenient access to Interstate 25, all other amenities are just a short drive away in Albuquerque.  The very next exit north on Interstate 25 has another Super Walmart as well as Walmart's central distribution center for the entire state.  On up I-25 is Albuquerque, which is the largest city in New Mexico, and is home to the Annual International Balloon Fiesta. And don't forget the large resort and casino in Isleta that is just a 25 minute ride away.

The Regional Transportation District has recently launched the new Passenger Rail System and it is now in operation.  This connects the Belen / Los Lunas area directly with Albuquerque. Residents are now able to live in the Belen area and work in Albuquerque, and commute on this light rail system. And they have just completed the construction of extending this rail system clear to the state capital of Santa Fe.

There is easy access and county road frontage for this subdivision and nice building sites with great views.  The main roads in the subdivision are the Manzano Expressway and the Rio Del Oro Loop.  Each unit of the subdivision has its own main roads.  It is along these roads that the strip mall type commercial lots are located.  The residential areas surround the commercial areas. 

There are no time restrictions on when to build and there are no unreasonable restrictions on what to build. 

There are utilities in the area, but they are not to these properties yet.  If you want to drill a well for water, wells in the area are typically about 150 to 250 feet deep.   Sewer would be by septic - when you build.  There is a main 18" water line running along this subdivision as well as the power lines, etc.  Cell phones work everywhere. Title is free and clear.  Every lot in this Subdivision was surveyed and pinned when it was laid out!  These lots are mostly zoned for single family residences, a few are zoned for multi-family residences.

The VIA Home Owners Association helps to promote the area as well as take care of the many benefits for the owners.  The lots that we're offering for sale here have VIA fees assessed each year, currently those fees are $30.33 per lot.  They are of course paid current at the present time.  Taxes are under $20 per year per lot and are current.
