The Carson Estates and Rancho De Taos Estates are two subdivisions sitting within the same general area (please see map in maps tab). Both subdivisions have the same charcteristics and share the common goal of pomoting off grid living and being able to do with your land what you want to do. These are some of the Closest Rural Subdivisions to the Taos Area and are Only Minutes from Town. We have been told by Taos County, they have issued many building permits in these units over the last few years and it appears these units are on the move!

The Carson Estates are made up of Several Units:

Unit 1 is the Closest Unit to the Gorge River Bridge. The Northern Border of the Unit sits along Sheep herder Road and the Southern Border backs 100's of Acres of BLM Land.

Unit 4 is one of the Farthest Units from the Gorge River Bridge and sits near the base of Taos Hill. The Unit is surrounded by Thousands of acres of the Carson National Forest and Hundreds of Acres of BLM Land. 

Unit 5 is at the Highest Elevation of the Entire Subdivision Group and sits on the South Slope of Peak Cerro de los Taoses (which translates to "Hill of the Taos" or "Taos Hill"). The Northern Border of this Unit sits only 800 yards from this Peak which is at 8,009 Feet. The Subdivision is Lightly Sloping to the South, and is Bordered on the East by Hundreds of Acres of BLM Land and Thousands of Acres of the Carson National Forest to the North.

Unit 11 sits in the Southern Part of the Subdivision. This Unit is Bordered on the West by Thousands of Acres of the Carson National Forest and bordered by Hundreds of Acres of BLM Land on the East.

The Rancho De Taos Estates sit directly below Unit 5 of the Carson Estates.

Almost all of the Area South and West of these Units is also National Forest Land. This will help preserve the area and protect it from overbuilding. This also Protects the Wildlife which is why you will see Elk, Pronghorn Antelope, Black Bear, and Deer grazing in this area. This entire area is covered in Mountain Sagebrush and Native Grasses with some Juniper and Pine.

The Rio Grande River Gorge is very near the turn off to these properties. Over time the Rio Grande River in this area has cut an Incredibly Deep Canyon. The Gorge River Bridge Crossing the River is the 2nd Highest Suspension Bridge in the USA. We walked out on this bridge to look at the river far below and we watched the White Water Rafters make their way down the Canyon. This bridge is about 800 feet above the water level as you will see in the picture below.

This area is classified as High Desert Mesa and These Lots are at an altitude of 7200 feet. There are 4 distinct seasons with an average annual rainfall of 12" and average annual snowfall of 35". The sun shines 70% of the possible hours of sunlight. For the Weather the average High Temperature in July is 87 with a Low of 50. The average High Temperature in January is 40 with a Low of 10 degrees. There is basically No Pollution, the Sky is Clear, the Air is Fresh, and the Water is Clean.

Taos is in the Heart of the Southern Rockies of Northern New Mexico and is Quickly Becoming the Ski Capital of the Southwest. The Largest Mountains in the state are in this area with Wheeler Peak Towering at 13,161 Feet. The many Ski Slopes Surrounding Taos receive up to 312 Inches of Powdery Snow Per Year. The Village of Taos Ski Valley is a World Class Ski and Entertainment Resort and is only 19 Miles from the Town of Taos. Here they have an amazing 12 Lifts for 110 Trails. They can lift more than 15,000 skiers per hour with one lift reaching the 11,819-foot level. Angel Fire Resort is only 24 Miles from Taos and has 67 Trails. They were Host to The 2004 USASA National Championship which is the World’s Largest Snowboarding Event. The Red River Ski and Snowboard Area is only 36 miles from Taos and has 57 Trails. Sipapu Ski and Summer Resort is 22 Miles from Taos and has 31 Trails. These resorts all offer year round activities, and there are several other Ski Resorts in this area as well.

The Town of Taos is almost surrounded by the Carson National Forest, which covers much of Taos County. The town of Taos is nestled up at the base of the Sangre De Cristo Mountains and sits on the Rio Pueblo De Taos River just before it empties into The Rio Grande River. This Offers Almost Every Outdoor Activity Possible Including Hiking, Mountain Biking, Rock Climbing, Horseback Riding, Fishing, Hunting, White Water Rafting, Canoeing, Kayaking, Swimming, Picnicking, and Just Enjoying!!! There are several 18-Hole, PGA-Rated Championship Golf Courses in the area as well as several 9-Hole Courses to enjoy. You can Go Llama Trekking, or Ride the Rails on the Cumbres and Toltec Scenic Railroad or Take to the Air in a Hot Air Balloon Ride Over the Rio Grande River Gorge. And afterwards you can Relax at the Ojo Caliente Mineral Springs.

Taos Pueblo is supposed to be the Oldest Continuously Inhabited Village in the entire USA. The Taos Pueblo Indians have lived in this same community for 1000 years. You can walk among them in their Adobe Style Village and visit their shops. This Adobe style of construction is very prominent in the area. Taos was home to Kit Carson in the mid 1800's who helped settle the area. Early in the 1900's the town became a Mecca for Artists of all types and is still one of the main Artistic Centers of the west.

Today Taos is a proud blend of Native Indian, Spanish, and Anglo Cultures. It is a Shoppers Paradise with Art Galleries, Western Wear Shops, Antique Stores, Gift Shops, Jewelry Stores, and more than 50 Restaurants, and Cafes. It is home to the Taos Mountain Casino, which is located near the Taos Pueblo Village. There are many things to see and do in town as there are several Museums, Historic Landmarks, Theaters, Film Festivals, and Cultural Events to visit and enjoy.

In 1969 the Movie "Easy Rider" was filmed in the Taos area. Dennis Hopper liked the area so much he moved to Taos the following year. Since then about a dozen Hollywood Movie Stars and Celebrities have made the Taos area their home or hide-away including Julia Roberts, Susan Sarandon, Goldie Hawn, and Lauren Hutton to name a few.

Taos is a rapidly growing area. The 1995 population was 6,213 for the Town of Taos, and 25,581 for Taos County. By the year 2000 the Taos County Population had jumped over 17% to 29,979. This area is growing at twice the state's average. The main route into Taos is Route 68 from Sante Fe, and it is presently undergoing Major Renovations into a Modern 4 Lane in sections. This should allow easier access in and out of the area. They Recently Drilled a Water Well Near This Unit. This Water is Only For The Residents of These Subdivisions. Water would still be hauled at this time, but this is a great 1st step towards a possible unit wide water system.

Taos seems to have all of the right ingredients for continued and accelerated growth. There has already been a tremendous increase in the price of real estate in the town of Taos. A county official told us an acre of bare ground in the Town of Taos was bringing an average of $132,000. We were told the usable rural land close to town is already worth several times its value of just a few years ago. There has been a real escalation in land prices in and around Taos. The mountains surrounding the town of Taos are limiting the expansion in those directions. On a map you will see all of the "Off Limits" National Forests and Indian Reservation Land that surrounds Taos. As a result Taos does not have many directions it can grow into. The Rio Grande River Gorge also cuts off much available land for growth as the only way to cross this canyon is across the one and only modern bridge which is on Route 64. This is the bridge at the entrance to these subdivisions giving them a great location for this expansion! This subdivision is situated in one of the few buildable directions any major expansion can go.

NOTE: New Mexico does generally require at least 3/4 of an acre (which is 3 lots) to issue a permit to install a septic system and to issue a building permit for a permanent home. If and when city utilities are installed this would no longer be an issue as every single lot would then be buildable. You then would have the option of selling the extra lots off, and they should be worth considerably more with utilities on them. If you are looking for a place to camp or park an RV, this would not affect you.

These Subdivisions are Under Developed Subdivisions that was laid out several years ago. There is power in the general area, but not to these units or properties yet. Solar is by far the best method for power. Solar has gotten very inexpensive and has become very reliable. With LED lighting, it now takes a much smaller unit to power a home. The best benefit of solar is that you will never receive another electric bill plus you will be saving valuable energy resources.The water is deep in this area, so for now using refillable tanks or catchment would be the best methods, which is very common here. Sewage would be by septic. The county had been allowing outhouses. Our Verizon Cell phones worked everywhere when we are there. This Subdivision is Zoned Agricultural / Residential / Recreational. There are very few restrictions on the property, No association fees or dues, No time limits to build, and No requirement to make you build. Taxes are less than $20 per year per lot. And there are No liens, taxes, and encumbrances due on the property. We will transfer ownership with a "Special Warranty Deed" which will Guarantee Free and Clear Ownership.

These subdivisions are much like most other subdivisions in the early stages of development. You will see much vacant ground, scattered mobiles and campers, and a few built homes. These early arrivals mostly have rougher places at this early stage of development since many of them are camping. Once there are more permanent homes getting built, the rougher places tend to clean up and disappear fairly quickly. This subdivision appears to be at about that transition point.
