Frontier Valley is an undeveloped subdivision just east of the Black Mountains in Mohave County, Arizona. It's located in the Sacramento Valley, west of the Hualapai and McCracken Mountains. This 330' x 310' property is Lot 90 in Unit 1. It has frontage on platted Campfire Drive, which was graded in long ago. Elevation is about 2,170 feet, and it gradually increases from west to east across the property as it does throughout the area. Taxes are less than $14 per year.
It is just over 15 miles south of Kingman. Lake Havasu City is about 36 miles to the south. There have not been any homes built yet in the subdivision, giving a tremendous amount of privacy. Yet the Griffith Road interchange of Interstate 40 is only about a 4 1/2 mile drive away. You have tremendous views of the Hualapai Mountains on the east and the Black Mountains to the west.
You can build on this property, or you might want to consider it for investment. Mohave County's population has more than tripled since 1980. As population pressure continues to drive expansion from the Phoenix area, consider that this is an already laid out subdivision near Interstate 40.
You can camp on your property for up to 14 consecutive days at a time, not to exceed 30 days per year, while holding it for investment.
At 8.5 million acres, Mohave County is the third largest county in the United States. However, only 17% of the land in Mohave County is available for private ownership. 55% is owned by the U.S. Forest Service and the Bureau Of Land Management; 7% is owned by Native Americans; 7% is owned by the state of Arizona; 14% is other public lands. The county is great for hiking, biking, fishing, boating, and golf. In the county are the Colorado River, Lake Mead, Lake Mohave, and Lake Havasu. The Colorado River is about 26 miles to the west.
The subdivision is completely undeveloped for now and there are no utilities servicing this area. For now power could be solar cells, generator, or wind power which is very common out here. There are an amazing 292 sunny days per year in this area. The high temperature in July is 97 degrees and the January low is 31.
