Catron County in New Mexico
T4N R10W Sect 35 NE4-SE4 40.00 +/- acres
This is a remote and unspoiled property offering privacy, natural beauty, and a true off-the-grid setting. It is in far northeast Catron County, in New Mexico’s Game Management Unit 13. This is a sparsely populated, naturally abundant area near the Cibola National Forest. To the best of our knowledge the nearest neighbor is about a mile away. State of New Mexico land borders the property on its east side.
This property features over 276 feet of elevation change, creating rolling hills, ridgelines, and natural draws that add both character and function to the land. It is thick with juniper and pinon. This kind of varied terrain is especially attractive to wildlife—mule deer are commonly found in areas like this, using the slopes and cover for bedding and movement, while elk are known to pass through the region seasonally. The area also boasts quail, eagle, hawk, rabbit, and bobcat, as well as occasional mountain lion, black bear, and turkey. Pronghorn antelope generally stay to the lower areas. The mix of higher vantage points and sheltered low areas also provides great privacy, scenic views, and multiple potential use sites.
A trail road is approximately 215 yards west of the property, with recorded access easements extending from the northwest and southwest corners of the property to that trail road. While access is legally in place, the terrain is rugged and a conventional vehicle might not be able to reach the property without some improvement along the easements. An off road high clearance vehicle might make it through one of the draws, we don't know. This makes it an excellent fit for buyers seeking seclusion, recreation, or a long-term land investment. The varied terrain and natural surroundings make it especially appealing to nature lovers and hunters looking for a quiet, unspoiled landscape.
We have never been to this specific property, but we have been to this beautiful area. We came in from the south along Forest Road 6A, which seemed the best way to go. However the trail road near this property seems to connect with a series of roads that go north to Interstate 40. The buyer will have to determine access to their satisfaction, conducting due diligence to ensure the property meets their needs.
This spectacular property should appeal to all nature lovers. Whether you are looking for a beautiful spot to camp and hunt, or whether you intend to build your dream off grid homestead, we encourage you to consider this one. Beautiful land like this is harder and harder to find. you should buy now while it is still cheap land, before the price inevitably goes up.
