Apache County, Arizona - - Next to the Gorgeous White Mountains

 

Due to the large number of sunny days, good soil and an exceptionally clean water source, the properties around Concho are attracting families and active retirees looking for an eco-conscious lifestyle.  Tiny houses are welcome!

 

These are scenic parcels, up to 2.5 acres in size, in the beautiful Concho Valley of the White Mountains area in eastern Arizona.  These properties are conveniently located near Highway 60 and Highway 61, southwest of St. Johns in Apache County.  This is the beautiful undeveloped subdivision of Concho Lakeland.  You will be very close to the majestic mountains that make up the area's landscape.

Standing at these properties you are surrounded with gorgeous views of the White Mountains, Cerro Hueco and other cinder cone volcanoes to the south, and rolling plateaus in all other directions.  Depending on the property Concho Lake is 5 to 9 miles away to the north.  There are a market and gas station about 4 miles up Highway 61 from the subdivision, and other businesses are located in Concho.

Most of these properties border on public land!  The parcels we are selling in Unit 2 are bordered on the south by BLM land; those in Unit 3 are bordered on the west by state owned land; those in Unit 4 are bordered on the south by BLM land; and those in Unit 5 are bordered on the north by BLM land.  Only about 13% of the land in Apache County is privately owned.  The rest is Native American land and publicly owned land.  BLM & state owned land adds greatly to your recreational opportunities.  You can hike, camp, ride horseback, and enjoy this area to your heart's content.  This public trust land also means that you will not have to worry about area overdevelopment.
 
Concho was one of the first communities founded in the area by pioneers from Spain and Utah and now has a population of about 3,300 with a convenience store/gas station, 3 restaurants, Concho Elementary School, a post office, library, fire department, a town park with a playground and many home-based service businesses.  The Concho Valley Golf Club is an 18-hole championship golf course only minutes away.  Here is a listing of local businesses.

The land in and around Concho is generally gently rolling hills to flat terrain with stunning 360 degree views of the surrounding mountains and mesas. With so many days of good weather, it's a pleasure to bike or take evening strolls around the neighborhood. Spacious lots, excellent soil, clean water and 275 days annually of sunny weather make gardening a favorite pastime. Located at an altitude of 6200' the residents enjoy a mild four-season climate with summer day temperatures averaging in the 80's- 90’s and the winter days averaging in the 40's-50's. Concho Lake is a seasonal 80 acre spring-fed reservoir with camping facilities and is stocked annually with rainbow trout. There are over 40 other fishing lakes and streams in the White Mountains and on the Apache Reservation. The Arizona Game and Fish Department maintains a "no fee" campground and there are campsites large enough for RVs and small sites suitable for tent campers. Most of the sites have shade and picnic tables for camping and day use. It's a perfect spot to stop and rest during your explorations of the Concho area.  And of course there are other campgrounds.

Concho's centralized location offers easy day trips to many historical sites and national monuments such as the
Petrified Forest, the Painted Desert, the Casa Malpais Archaeological Park, Fort Apache National Park, Walnut Canyon, Grand Canyon, and Canyon De Chelly.  In the winter, downhill skiing is available at Sunrise Ski Resort, about 90 minutes away, and Snowbowl Ski Resort outside of Flagstaff, a little over 2 hours away. Most of the national and reservation lands have areas for cross-country skiing and snowmobiling. The White Mountain Apache Tribe operates the Hon-Dah Resort & Casino outside of Pinetop-Lakeside with casino gaming, dining, live entertainment, lodging and a conference center just 30-40 minutes away.  The main business districts of Show Low and Pinetop-Lakeside offer movie theaters, fast food & fine dining, retail & grocery shopping, gift & crafts stores, art & music festivals, bowling, lakes, historical museums and parks and there are dozens of lodgings of all styles from motels, B&Bs, lakeside cabins, resorts and camping & RV parks.

St. Johns, the county seat, offers all of the high quality facilities you could ask for. They have one of the finest equestrian centers in the state. There are city parks, library, museum, recreation center, swimming pool, lighted tennis handball courts, little league park, two cultural centers, airport, and an 18 hole golf course.  They also have the Apache County Fair, the San Juan Fiestaand other events.

The White Mountains and Mogollon Rim areas offer the widest range of activities and sports that can be found in Arizona. These areas abound in world-class hunting, fishing, and camping with trails for hiking, biking, horseback riding, and off-road vehicles. There are dozens of lakes and streams for fishing within a 60 mile radius such as Show Low Lake and Lyman Lake, offering trout, bass, catfish, walleye, and other game fish. Many state record fish have been caught in the White Mountains lakes and Apache Reservation lakes. Hunters come from all over the world for the great opportunities to hunt elk, deer, antelope, turkey, bear, mountain lion, and javelina.

The area offers
great weather, a clean and healthy rural lifestyle, affordable property, and access to a wide range of recreational opportunities. Sports enthusiasts appreciate the close proximity to world-class fishing and hunting available on state, federal and Indian reservation land.  Century old adobe structures, cottonwood trees, and scenes of livestock grazing in the fields in this little shell-shaped valley remind you that Concho is truly an American western town.

There are no restrictions on the property.  Houses, mobiles, tiny homes, cabins, and RV's are all allowed.  Or you can just camp out when you visit the area. There are also no time limits on when to build. There are no dues and no association fees either.  Power would be by alternative sources - very common out here (solar, generator, or if available then from one of the many local windmills).  Our Verizon cell phones had fine reception throughout the area.  Water would be by well if you choose to have one drilled, or storage.   Taxes are very low, often less than $10 per acre.
