Cove Acres Subdivision is centrally located in the beautiful Uinta Basin and surrounded by National forests. To the North is the Uinta National Forest, to the Northwest is the Wasatch National Forest, to the South and Northeast is the Ashley National Forest. Taxes are less than $15 per lot, and every property has platted street access.  These properties are zoned A5.  They are great for camping, RVing, and storage, but are not large enough to qualify for a residential building permit.

Northeastern Utah is a high-elevation area covered mostly by plateaus and basins. Cove Acres is located in the Uinta Basin, where the majority of eastern Utah’s population lives. It is conveniently located between Blue Bell and Roosevelt and a 2 ½ hour drive to the State’s capital, Salt Lake City. These great recreational lots give you a convenient place to RV or camp while enjoying the spectacular natural wonders of the surrounding area. You can leave your RV on your property, and RV or camp there for up to 30 days at a time. Cove Acres is right next to U.S. Highway 40, the major east-west road in the area. Each lot is approximately 0.5 acre. The land is fairly flat and covered in light brush. Electric is in the subdivision but not to every lot yet.  Although the lot corners were not marked, the original surveyors told us that they did put pins in the center of all of the road intersections.

Utah is a center of transportation, education, information technology and research, government services, mining, and a major tourist destination for outdoor recreation. In 2013, the U.S. Census Bureau estimated that Utah had the second fastest-growing population of any state. A 2012 Gallup national survey found Utah overall to be the "best state to live in" based on 13 forward-looking measurements including various economic, lifestyle, and health-related outlook metrics.

The State is known for its natural diversity and is home to features ranging from arid deserts with sand dunes to thriving pine forests in mountain valleys. Only a small percent of the land is privately owned with the State or Government owning 70 percent of the land. Utah is the only state where every county contains some national forest. This terrain is the central feature of protected state and federal parks such as Arches, Bryce Canyon, Capitol Reef, and Zion national parks, and Natural Bridges National monuments, Glen Canyon National Recreation Area (site of the popular tourist destination, Lake Powell), and Monument Valley which feature some of the most astonishing landscapes in the world.

The most popular destination within northeastern Utah is Dinosaur National Monument near Vernal. Dinosaurland is the only place in the world where you can view and even touch more than 1,500 dinosaur bones all in their original resting places at the Dinosaur National Monument quarry.

Cove Acres are located a little over 7 miles Northwest of Roosevelt, the largest city in Duchesne County. Roosevelt is situated on U.S. Route 40 in the northeast corner of the state. The population of Roosevelt is approximately 5,300 people but the town serves as the business center for several times that number from the many small towns and farming communities in the area. Roosevelt is situated in lands designated as the Uintah and Ouray Indian Reservation and there are many Pow-Wows and Indian Ceremonies held throughout the summer and falls months. Roosevelt has become the county's educational center, has its own Airport, Golf Course, is currently building an Aquatic Center which should open this summer, and is also home of the only hospital in the county, Uintah Basin Medical Center.

Duchesne County offers rodeos, a County Fair, of Uintah Basin In Celebration (UBIC) which is a three day event held in Roosevelt the first week of August. What started in the early part 1900’s as a yearly display of the latest in farming and industrial technology has developed into a yearly gala complete with the annual Walleye Classic, parade, talent show, concerts, and dances. Duchesne County has an abundance of parks and outdoor recreational activities. Northeast Utah is famous for its fishing. During the Ice Age, many glaciers carved the Uintas. Today, there are the hundreds of freshwater lakes with trout in Duchesne County, and over 1,000 such lakes throughout the Uinta Mountain Range which are remnants of those glaciers. These are some of the most beautiful alpine lakes anywhere in the West.

The Uinta Mountains, are the only mountain range in the continental United States that run east-west. The Uintas are home to the state's highest mountain, King's Peak towering at 13,528 feet above sea level. About half of the Uintas is forested with fir, spruce, pine, and aspens. There are 545 miles of trails that you can follow in the Uintas, and you can see signs marking some of them as the old Spanish trails. There are also nice campgrounds available.

Less than 15 miles away is the town of Myton, which is near Nine Mile Canyon. In the canyon is an incredible collection of Native American rock art, reputed to be the greatest collection of rock art sites in the U.S.. Much of this art predates written history, and was done by the Ute and Fremont tribes. One of the hunting scenes is the most photographed Native American rock art in the country. You will find the area to be delightful and easily accessible. In addition to traveling the canyon by car, you can hike or enjoy mountain biking to the various pictograph and petroglyph art sites.

The beautiful Strawberry River is 18 miles long, 14 miles of which is protected by the Nature Conservancy. The river is renowned for its excellent trout fishing, both along the Blue Ribbon Section and the lower Strawberry River. The river is also a great location for challenging whitewater sports. The land along the river is known for its dogwood and willow trees, and the area is inhabited by elk, moose, deer, bear, and cougar.

From Cove Acres you can hop onto Highway 40 and go west to Fruitland, or to the Strawberry Reservoir area about 50 miles away. The reservoir is known for large cutthroat trout and rainbow trout. There are Forest Service campgrounds and other recreational facilities, several paved boat ramps, and a restaurant at the Strawberry Bay Marina & Lodge. From Cove Acres you can also take Highway 40 West to the county seat, the city of Duchesne and Starvation State Park and the Starvation Reservoir.

Just a couple miles East of Cove Acres is State Highway 121, giving convenient access to the north. You can take Highway 121 then Highway 191 north to Red Fleet State Park which has a 750 Acre Reservoir with secluded sandy beaches and sandstone cliffs or into Ashley National Forest. The forest is 1,384,132 beautiful acres with elevations ranging from 6,000 feet to 13,500 feet. Enjoy Mountainous terrain with rivers, canyons, hiking trails & 1,156 campgrounds. The Forest Service has a great page for the Ashley National Forest where you can get a pdf of their visitor's guide, and other useful information. You will be within driving distance of all five of the national parks in Utah. In fact you could drive through them all in a single overstimulated afternoon.

ACCESS NOTE:  All of the Cove Acres lots have legally platted access, none are landlocked.  However many of the access roads have not yet been graded in.  In each property details listing there is a link to Google Maps.  You should look at this using satellite view, never street view.  You will be able to see if there are trail roads or even tire tracks to a particular property.  If a property is in a remote area and nobody has driven to it, you might have to grade in along the access roads to make your property more easily accessible.  It is up to you to determine whether a given property meets your needs, and we encourage you to visit the property in person if possible.
