These are nice 1 acre residential lots in Luna County with tremendous mountain views. The beautiful Florida Mountains, featuring Florida Peak, Baldy Peak, South Peak, Gym Peak, North Peak, and Middle Peak are about 10 miles to the east. Deming is about 15 miles away. It sits at 4,331 feet above sea level, has a population of about 14,000 people and is the geographic center and the seat of Luna County. It lies among irrigated fields and desert grasslands, with the Florida Mountains in the background. In the early days, Deming was called "the city of windmills," reflecting the community’s use of wind energy to pump water from large aquifers created by the nearby mountain streams. The arrival of the railroad in 1881 was a defining event for the community and a Harvey House was built to serve train passengers, and it became a social center for Deming. Part of the original building is still standing next to the Amtrak train depot.

The city of Deming is conveniently located with easy access to four major highways: U.S. 80, U.S. 70, Interstate 10 and State Highway 11. It has its own municipal Airport and Amtrak offers transportation services to the city of Deming through the Sunset Limited Route which runs from California to Florida. Both investors and business travelers enjoy this area because it offers a friendly business environment and is strategically located between Texas, Arizona, California and Mexico.

The people of Deming take pride in their city and have plans in the works for several community improvements such as a downtown bike route system, enhancements to street, sidewalk, and park areas, a farmers market plaza, and art programs just to name a few. The area attracts many winter visitors looking for a moderate climate, laid-back atmosphere and favorable location. The weather is spectacular with approximately 280 days of sunshine a year. The air is clean and dry and the night sky is clear and full of stars. Summer days have an average high of 96°F and low of 65°F. Winter days have an average low of 26°F and high of 55°F.

For a small town, Deming offers visitors and residents a lot of options. You can visit the Deming Luna Mimbres Museum at the old armory to see exhibits of the famed Mimbres pottery along with other artifacts. You can play a round of golf at the Rio Mimbres Country Club 18-Hole Golf Course, hunt domestic and exotic game in season, be a spectator at a nearby rodeo or enjoy wine-tasting at the St. Clair Winery. You can take a break from the heat and go for a swim at the Sam Baca Aquatic Center a first-class swimming facility that offers a therapy pool, 25-yard competition pool, and an activity pool with 150-foot water slide. And don’t miss Deming’s annual Great American Duck Race. This yearly event is held on the last weekend of August and duck owners are encouraged to participate in the main event. If you don’t own a fast, thoroughbred duck, you can always participate in the highly competitive tortilla tosses and outhouse races.

There are many unique places to visit and things to see such as Rockhound State Park which is 14 or 15 miles to the northeast. Here you can camp, explore the rocky hills, and collect agate, jasper, quartz and geodes. Also nearby is the City of Rocks State Park with its strange and spectacular volcanic rock formations. An hour's drive northeast of Deming you’ll find Caballo Lake Reservoir and 10 miles upstream is Elephant Butte Lake State Park which is the largest lake in the state. Together these lakes offer a marina, water sports, boating, camping, and picnicking along with some of the finest fishing in the state. Also nearby are natural wonders such as the Gila National Forest, Chihuahuan Desert and White Sand National Monument.

The closest big city is Las Cruces, which is about 57 miles east of Deming. Las Cruces has a wide variety of things to do, and is home to New Mexico State University. The Rio Grande River runs through the area offering water sports such as swimming, whitewater rafting and skiing. From Las Cruces you can either head North to Albuquerque or south to El Paso.

This area offers a warm sunny climate, affordable land, low taxes, many natural, cultural, and historical attractions with easy access to several transportation routes. The surrounding mountains, state parks and national forests offer hiking, camping, biking, hunting and many other outdoor recreational opportunities. It should be easy to see why this area draws new residents and tourists alike.

These are undeveloped lots you can buy for investment, building, or to have a place to RV or camp while you visit the area. They have platted street access and are either on or very near maintained county roads. Power is nearby but not to these properties yet. For now water would be by well or hauling. If you are considering a well then you need to contact a local well driller to explore the suitability of a particular property. Sewer would be by septic - when you build. Cell phones worked almost everywhere when we were there. These lots are zoned residential for single family residences. If you don't intend to build, you can stay in an RV for up to 30 days each year. There are no association fees or dues, no time restrictions on when to build and there are no unreasonable restrictions on what to build. Taxes are less than $10 per year per lot and are current. There are no liens, taxes, or encumbrances due on the property.

No business or commercial activity of any kind is allowed involving a property under loan contract.  Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.
