Great Mountain Views, Privacy, Yet Close To Interstate 40

 

Haviland Ranch Estates is an undeveloped 640 acre subdivision near the Black Mountains in Mohave County, Arizona.  It is about 20 miles north of Lake Havasu City, and about 30 miles south of Bullhead City and Kingman.  The mountain views are wonderful, with the Black Mountains close by to the north and northeast, the Hualapai Mountains to the east, and both the Mohave Mountains and Buck Mountains to the south.  

There have not been any homes built yet in the subdivision, giving a tremendous amount of privacy.  Yet accessibility is excellent, highway Interstate 40 is just over half a mile from the subdivision.  There is a community of homes just 3/4 of a mile away.  You might also want to consider these properties for investment.  Mohave County is growing at an incredible pace.  County population has more than tripled since 1980.  As population pressure continues to drive expansion from the Phoenix area, consider that this is an already laid out subdivision right next to Interstate 40.

At 8.5 million acres, Mohave County is the third largest county in the United States.  However, only 17% of the land in Mohave County is available for private ownership.  55% is owned by the U.S. Forest Service and the Bureau Of Land Management; 7% is owned by Native Americans; 7% is owned by the state of Arizona; 14% is other public lands.  The county is great for hiking, biking, fishing, boating, and golf.  In the county are the Colorado River, Lake Mead, Lake Mohave, and Lake Havasu.  The Colorado River is only about 15 miles west of Haviland Ranch Estates.  Lake Havasu is about 20 miles to the southwest from the subdivision.

Lake Havasu City is a well known resort community with a population of about 42,000.  Featured are recreational and competitive boating, fishing, jet ski, and regattas.  In addition there are many other activities as well, including Winterfest in February.  There are many shops, bars, two minor league baseball teams, a history museum, art galleries, an airport, and the Havasu Regional Medical CenterKingman is the seat of Mohave County, with a population of over 28,000.  It has the amenities you would expect of a city of that size, and is a destination for many who wish to enjoy the charms of old Route 66Bullhead City is on the southern side of Lake Mohave and has a population of over 39,500.

Elsewhere in Mohave County there are more things to do and you might want to explore the romance and history of the old west by visiting ghost towns.

These properties are located on rolling terrain about 1,300' to 1,400' in elevation.  The subdivision is completely undeveloped for now and there are no utilities servicing this area.  For now power could be solar cells, generator, or wind power which is very common out here.  Water would be by refillable tanks or by well.  You would need to contact a local well driller to explore that possibility.  There are an amazing 292 sunny days per year in this area.  The high temperature in July is 97 degrees and the January low is 31.  There is a well-used dirt road on the south side of the subdivision, and the platted roads within the subdivision were graded long ago.  Each property has platted access and can be reached via these roads.  Property taxes are about $10.64 per year per acre.  There are no owners' fees, no restrictions, and no time limits as to when or even whether to build.  You can build your dream off grid home or camp.  You can also keep the property as is and hold it for investment while you RV or camp on it when you visit, enjoying the gorgeous scenery and area attractions.
