Located on the outskirts of the Dell Valley farming community and less than 12 miles from the downtown crossroads in Dell City.  Paved Texas Route 1437, the main road in and out of Dell City, is just over 1/2 mile east of this parcel.  There are power lines & buried phone lines running along this road.  The intersection of Highway 62/180 and FM Road 1437 is only about 1 1/2 miles away.

The rich soil in the Dell Valley is primarily made up of top soil and sandy loam.  The ground is flat to gently rolling.  This parcel is fairly flat, with just a gentle 8' rise from east to west over its greater than 1,300 foot width.  The vegetation varies from light to thick native grasses and cactus to sage brush and small trees.  The property is Agricultural / Residential.  You are allowed to raise horses and other animals, which is very common in the region.

There are tremendous views of the entire area.  The Guadalupe Mountains National Park is in full breathtaking view to the east.  These are the largest and tallest mountains in the entire state of Texas.  Flattop Mountain and The Black Mountains are to the south.  To the west you will see the 3 peaks of the Sierra Tinaja Pinta Mountains.  To the northwest are the Cornudas Mountains including Wind Mountain, which has been a great location for mineral collectors.  The Salt Flats are to the southeast.

Dell City is about half way between El Paso, Texas and Calsbad, New Mexico and is about 95 miles from either one of these cities.  It has a currently advertised population of 569.  Dell City has its own school system with grades 1 through 12.  There are a medical clinic, volunteer fire department, several churches, Masonic Lodge, Lions Club, Chamber of Commerce, a municipal park, as well as several stores and agricultural related businesses. The Dell City Municipal Airport is just northeast of town and has a 4,685 foot runway.

This is not the average Texas property area.  The large quantity of easily reached underground water has turned the Dell Valley into a multi-million dollar agricultural area.  Yearly irrigated production consists of cotton, wheat, vegetables, grape vineyards, and flowers grown for commercial use.  There are also thousands of cattle and sheep.  Truck farmers thrive in the valley.

In this region there is something to do for everyone.  For the hunter there are big horn sheep, mule deer, javalina, mountain lion, antelope, quail, and dove.  A short drive to the east is Guadalupe Mountains National Park in northwestern Culberson County.  Here you will see El Capitan, Capitan Reef, and Guadalupe Peak, which is the highest point in the state at 8,749 feet.  Within an easy drive are the Rio Grande River, Big Bend National Park, Carlsbad Caverns, Hueco Tanks State Historical Park, and several other parks and points of interest.

This parcel has an elevation of about 4,000 feet which will provide great Weather.  You will experience 4 mild seasons as the climate is mild and dry, with an average minimum temperature of 25 degrees in January and an average maximum of 97 degrees in July. The sun shines 95% of the year. The growing season is 224 days a year.

This farm / ranch parcel is undeveloped land.  There are power lines all along Route 1437 and these lines can be extended to the property, or you might choose to go solar.  Telephone service is provided by the Dell Telephone Co-op and their lines run along Route 1437 as well.  Cell phones work almost everywhere.  Propane is available from local suppliers for heating and cooking.  Sewage would be by septic - if and when you build.

Taxes are just over $110 per year and are current, as with all properties we sell.  As always with our land there are no liens and no judgements against it. There are very few restrictions and mobile homes, modular homes, and RVs are all allowed.  There are no time limits on when to build and no requirements that you must build.  There are no association fees.  No subdivision restrictions.  No zoning.  You can camp or RV on your property without restriction.  You are allowed to enjoy your property while it appreciates in value!
