Twin Lakes Country Club In Cochise County

The Twin Lakes Country Club subdivisions are centerpieced around the Twin Lakes Country Club and Cochise Lake. These properties are only a short walk away from the Cochise Lake waterfowl habitat. They are within a mile of Twin Lakes Golf Course!

Willcox, in Cochise County, is conveniently located on scenic Interstate Highway I-10, US Highway 191, and Arizona Highway 186. There are majestic mountain views in every direction. The Coronado National Forest covers about half a million acres in the county . There are a variety of outdoor activities available and many natural wonders to see.

Offered here are a group of 5 lots in a corner location plus an additional corner lot located a block away. Their legal descriptions are Twin Lakes Country Club Unit 4, Lots 1531, 1532, 1533, 1559, 1560 and 1641. The Twin Lakes Country Club subdivisions are not developed yet. The road to the entrance of the subdivision is paved, but roads in the subdivisions are currently dirt roads. There are overhead power lines and buried phone lines, a gas line, a 6-inch water line, and sewer lines right up to the entrance into the subdivision. They do not yet extend into the plan or to these properties. These utilities are all there ready to go and can be extended whenever the plan is developed.

Currently power would be by solar, which in sunny Arizona is a smart choice anyway. Cell phones work everywhere in the subdivision. Water would be by well (we are told that good water is as shallow as 40 feet), or by storage, or eventual water line. Sewage would be by septic - if and when you build. There are no time restrictions on building, and no association fees or dues. Zoning is SR-8 which is residential, single family swellings. No mobile homes or campers. Taxes are less than $20 per year per lot.

Only 42% of the land in Cochise County is privately owned. The county's population has grown over 20% in the past 10 years. This might be time to think about investing if you haven't already done so, while prices are still at this rock bottom level. Most of the already developed areas, like Tucson and Sierra Vista, are getting full and are seeing zero growth policies started. The influx of people will need to go somewhere.
