It is Unit 2, Parcel 96 of Spring Valley Ranches.  Spring Valley Ranches is a private community located in the foothills of the Peacock Mountains.  Spring Valley Ranches got its name from the many natural springs in the area.  Private water wells are very common in this area.  

The south side of this parcel borders on 40 square miles of state owned land!  The west side borders on one square mile of state land as well.  There are nice maintained wide dirt roads on the south and east sides of the property.  Driving through the area is easy and pleasant.  

There is a small cabin, a shipping container in excellent condition, and several RV hookups.  There is a 2500 gallon water tank.  We do not believe that a septic system is present, at least we know that a permit has not been issued for one.  Power has not been run to the property.  You can either use solor or contact the Mohave Electric Co-Op regarding electric service.  There is a limestoned driveway entering from the south side of the property.

The mountain views are incredible.  You are extremely close to the Peacock Mountains, Peacock Peak is only about 3.5 miles away.  To the east are the Cottonwood Mountains.  You will virtually be surrounded with great mountain views.

The parcel was surveyed and the corners are staked.  There is a very modest $125 annual HOA fee, and the HOA prides itself on maintaining the roads.  They also provide a garbage collection point near the entrance to the subdivision.  This is where you will dispose of your trash, you cannot burn it. 

Hackberry and Route 66 (Yes, the famous Route 66!) are four and a half miles to the north.  Interstate Highway 40 is less than 10 miles to the south.  Kingman is about 20 miles away to the southwest.

Juniper and pinion pines are on the property, including some 30 footers.  Among other wildlife, deer, antelope, elk, coyote, fox, bobcat, tortoise, fox, and even the occasional mountain lion wander the area.  Cows graze the region, you can enjoy their company or fence them out as you see fit.  

Single family residences must be at least 1,000 square feet.  No commercial uses are permitted.  You can farm and ranch for your own domestic use.  There are high tension wires about 100 yards west of the property.

This large property can absolutely be your dream come true.  The approximately 4,250 feet elevation moderates the summers and makes it much more comfortable than lower elevations.

Only about 17% of the land in Mohave County is available for private ownership. The rest is owned by the Government, Native Americans, or under the Bureau of Land Management.  Get your piece of this wonderland while the prices are still at rock bottom. By the way, Mohave County's motto is "How May We Serve You?" This shows the friendliness of the area.
