Mohave County is in northwestern Arizona.  At 8.5 million acres, it is the third largest county in the United States. However, only 17% of the land in Mohave County is available for private ownership.  55% is owned by the U.S. Forest Service and the Bureau Of Land Management (the county has almost 1.5 million acres of forest).  Mohave County is great for hiking, biking, fishing, boating, and golf.

Spring Valley Ranches is a private community located in the foothills of the Peacock Mountains.  Its name comes from the many natural springs in the area. 

Unit 2, Parcel 96 of Spring Valley Ranches is a fantastic approximately 37.26 acre property. This is fine homestead land for sale and is a great spot for your dream residence.

Property Description

The south side of this property is adjacent to 40 square miles of state owned land!  The west side borders on one square mile of state land as well.  There are nice maintained wide dirt roads on the south and east sides of the property.  Driving through the area is easy and pleasant. 

The mountain views are incredible.  You are extremely close to the Peacock Mountains, Peacock Peak is only about 3.5 miles away.  To the east are the Cottonwood Mountains.  You will virtually be surrounded with great mountain views.

There is a small cabin and a shipping container in excellent condition.  There is a 2500 gallon water tank.  We do not believe that a septic system is present.  There is a limestoned driveway entering from the south side of the property.  Juniper and pinion pines are on the property, including some 30 footers.  Power has not been run to the property.  You can either use solar or contact the local power utility to see if electric service is feasible for you. 

The property was surveyed and the corners are staked.  There is a very modest $125 annual HOA fee, and the HOA prides itself on maintaining the roads. 


Utilities are not currently available to this off grid property.

Water will be provided by your own well if you choose that option, or by delivery service.

Solar is a great option, you can contact Mohave Electric Co-op if you want to explore the possibility of having electric lines run.
