These are very large, approximately 5 acre and bigger, properties in the Mount Blanca Valley Ranches subdivision of Alamosa County and Costilla County, Colorado. They are great residential lots. You can build a house, cabin, or mansion on these properties. 

The views from these parcels are incredible. Every direction you look has a stunning Rocky Mountain view. The mountains are so high that they have snow on them most of the year. The pictures in the slideshow were taken in late September and the mountaintops were already covered in snow. This subdivision is nearly surrounded by scenic mountain peaks. 10 to 14 miles to the east is Mount Blanca, which at 14,345 feet is the highest mountain in the Sangre De Cristo Mountain Range. This gorgeous mountain range runs from the southeast to the north of these properties and the views are spectacular. These are majestic mountains that truly command your attention. Away to the west and still providing a beautiful skyline are Pintada Mountain, Bennett Peak, Windy Peak, Greenie Mountain, Horseshoe Mountain, Boot Mountain, Chiquito Peak, and San Luis Peak, which rules the La Garita Mountains. To the south are the San Luis Hills and San Antonio Mountain.

Many of the streets in the subdivision are wide maintained gravel roads and in decent condition. These properties all have frontage on existing roads and are easily reached. We drove our motorhome all through this area and never had a problem. There are a few homes in this area. On average these parcels are only about 15 minutes from the county seat of Alamosa. It offers all of the amenities of a larger city but with a small town flavor. There are a Super Wal-Mart, K-Mart, many restaurants, Holiday Inn, Comfort Inn, banking, a KOA campground, the Regional Medical Center, and even a go-cart track. The smaller town of Blanca is about 20 minutes away. Colorado Springs is about 100 miles to the north.

You will be within minutes of the Rio Grande River, which runs through Alamosa. There are many hiking trails along this river as it wanders through the valley and there is tremendous trout fishing. Just outside of Alamosa, the 11,000 acre Alamosa National Wildlife Refuge borders the river and is known for the many bird species that live there including the whooping crane. The Rio Grande National Forest is close by to the east, and it extends around to the northwest. Right alongside it is the San Isabel National Forest. These forests are outdoor paradise, with elk, deer, antelope, bobcat, beaver, pronghorn sheep, coyote, and bald eagle among many other species. 2,300 acre San Luis Lakes State Park is also just a short drive to the north. Smith Reservoir and Mountain Home Reservoir are both only minutes away. To the northeast are San Luis Lake and the Great Sand Dunes National Monument And Wilderness. Within minutes of the Mount Blanca Valley Ranches you will able to hunt, fish, hike, backpack, bike, rock climb, camp, canoe, river raft, boat, ATV, snowmobile, ski, golf, watch birds and other wildlife, picnic, and just about any other healthy outdoor activity that you like to do. You are within an easy drive of the Cumbres and Toltec Scenic Railroad, and the Fort Garland Museum. 60 or 70 miles to the south is the famous Taos Ski Valley. The legendary Taos Art Colony is only 70 miles or so to the south as well. 

These properties are in the beautiful San Luis Valley, approximately 7,560 feet above sea level. The properties are level and buildable, with grasses and shrubs. There is power in the subdivision but not yet to these lots. Solar power is a good choice here, as is being demonstrated on a large scale by the Alamosa Solar Generating Project. Even though the area only gets about 7 inches of rainfall per year, water drains down from the mountains. The very helpful Colorado Division Of Water Resources confirms that household-use-only well permits are available in the subdivision. You would need to contact a local well digger for information on suitability and pricing for any particular property. We have been told that wells in the area are less than 50 feet deep. Sewage would be by septic - if and when you build. Cell phones work very well in this area. Propane is the most common heat source. Zoning does not allow RVing or camping on the property unless you already have a water well and septic system. There are no association fees or dues. There are no time requirements for building. You can build now, later, or never. You can readily get information on land use and building from county authorities. Taxes for an approximately 5 acre property are approximately $75 per year.
