Canyon Del Rio Estates is a beautiful undeveloped subdivision about 28 miles south of Albuquerque, in Valencia County.  It is located in the eastern part of the valley, east of Belen and close to the Manzano Mountains and Cibola National Forest

You will love the Manzano Mountains, both for their breathtaking views and recreational opportunities.  You will only be about 1.5 miles away from a gigantic acreage of US Forest Service land.  The Cibola National Forest is one of our country's true treasures.  The Monte Largo Trailhead is nearby to the east.  The Trigo Trailhead is farther away northeast. 

This eastern part of the valley has higher elevation, and in addition to the Manzano Mountain views to the east, west of you will be a very long view over the valley.  These lots' elevation is approximately 5,590 feet, and elevation gradually decreases down to about 4,840 feet in the Rio Communities over 9 miles away.

There are very few people in this area.  You will be living off grid, utilities have not been run this far out.  They have frontage on platted Tropicana Circle, and a good graded road is less than 200 yards away.  Tropicana Circle and other nearby roads look like they haven't been driven in a long time.

This can be a great secluded spot for you to occasionally camp or RV while holding the property for investment.  Or you can choose to make this your off grid home.  

There is no home owners association (HOA) or property owners association (POA).  The Valley Improvement Association and its Architectural Committee no longer exist.  The covenants can only be enforced if one land owner takes another land owner to court to force them to comply.  This does not seem to be a likely scenario.  Read the covenants here.

Zoning is PD, or Planned Development.  This zoning indicates flexibility in possible uses for the property.  For any land usage questions, please all the county at 505-866-2050.  The county ID number for these properties is R060016.
