Jeff Davis County is located in scenic West Texas. It's a rural county, with a total population of about 2,342 in its 2,265 square miles. The county is about 117 miles southeast of El Paso and about 420 miles southwest of Dallas. The properties we have to offer are in the "golden triangle" of western Jeff Davis County, that area bordered by Culberson and Hudspeth Counties on one side, Presidio County on another side, and U.S. Highway 90 on the third side.
These are approximately 10 acre parcels, which gives you an enormous area of over 435,000 square feet. You can build your dream off grid home, hunting camp, mobile or manufactured home, camp, raise animals, or leave the land as is to enjoy while you hold it for investment. Chispa Road is a storied dirt road that runs through Jeff Davis and Presidio Counties. You can bike or drive through a lot of Texas history on this road. This is rough and remote country. We have not been to these properties. You will have to make your own way to them, and determine whether access is adequate for your needs.
Jeff Davis County is in the Trans-Pecos region of West Texas (this is west of the Pecos River, far West Texas), and the "golden triangle" is home to the beautiful Sierra Vieja Mountains. This is a rugged area of unspoiled natural beauty. Terrain tends to be high desert hills, wide valleys, mountains with lots of rimrock and cliff faces, and fields. Vegetation is grasses, scrub brush, live oak, cacti, juniper, and pinion. Animals in the area are mule deer, quail, fox, coyote, weasel, bobcat, doves, and the occasional aoudad, elk and oryx.
The Sierra Vieja Mountains run about 16 miles through Jeff Davis and Presidio Counties. The Sierra Viejas are actually the southernmost tip of the Rocky Mountains in the USA. Their highest peak reaches approximately 6,500 feet in elevation.
The nearest town on Highway 90 is Valentine. There isn't much in Valentine except the school and the post office. And yes, the post office gets a lot of re-mailing work every year so that mail can have a special Valentine postmark for Valentine's Day. There is a full scale replica of a Prada store in Valentine. The Prada building is an art installation by two European artists that draws thousands of tourists per year.
About 29 miles away north on Highway 90 is Van Horn, a nice town and the county seat of Culberson County. With a population of about 2,063 it has all the amenities that you would want. It's about 120 miles east of El Paso and sits right on Interstate 10. It is a beautiful town with 18 restaurants, 17 motels, churches, a hospital, a library, 2 museums, 4 RV parks, a campground, and a full array of stores. It also has its own small convention center and visitors' bureau. The city park offers picnic areas, a swimming pool, a playground, basketball courts, and there are tennis courts at the high school. There is an airport there and even the Mountain View Golf Course. You can visit the movie sets for Lonesome Dove, Dead Man's Walk, and Blue Sky. There is a renovated 1944 Union Pacific caboose on display there.
Around 50 miles away south down Highway 90 is the town of Marfa, which with its population of around 1,981 also has all a full set of amenities. It is the county seat of Presidio County and has excellent shops, restaurants, lodging, just about any business you could want, and is world renowned for its minimalist art. The area's hospital is the Big Bend Regional Medical Center. In recent years Marfa has become a cutting edge tourism hotspot. From there you are in easy reach of Big Bend Ranch State Park, Davis Mountains State Park, Balmorea State Park, and the Fort Leaton State Historic Site. Maybe you would like to take a crack at solving the mystery of the Marfa Lights, which have puzzled locals for well over a hundred years.
These parcels are 5 to 10 miles from the legendary Rio Grande River, which puts you within easy reach of its recreational activities.
Air quality in the region is outstanding, at 86 on a maximum scale of 100. The U.S. average score is 58. The average June high temperature is 94, while the average January low is 26. Average annual rainfall is 13.5 inches.
There are 25 foot access easements around the perimeters of parcels in in Section 94. There is no requirement to build, you can build when and if it suits you. Taxes are only about $35 per year. Cell phone coverage is solid near Valentine, and will vary depending on exact location as you go west from there. Electricity would be by solar or generator. Water would be by haulage unless you contact a well driller and explore that option. Sewage would be by a septic system if and when you decide to build.
