These are gorgeous 5 to 10 acre ranch / homesites located in the Southwest Sunsites Plan Of Ranches in Culberson County, Texas. They are east of the county seat of Van Horn. Van Horn is about 120 miles east of El Paso and sits right on Interstate 10. It also has its own small convention center and visitors bureau. The city park offers picnic areas, a swimming pool, a playground, and basketball courts. There are tennis courts at the high school. There is a County Airport at Van Horn and even the Mountain View Golf Course. You can visit the movie sets for Lonesome Dove, Dead Man's Walk, and Blue Sky. There is a renovated 1944 Union Pacific caboose. Best of all there is basically no pollution and no crime here.
According to the 2020 census Culberson County covers 3,813 square miles. The total county population is 2,183. 1,893 of those people live in the town of Van Horn. So that means that in the rest of the county, 290 people are living on 3,810 square miles!
These properties are about 24 miles south from Blue Origin. This is the private spaceport built by Jeff Bezos of Amazon.com with the intention of allowing tourists to travel by rocket to outer space. Their BE-4 rocket engine uses liquified natural gas, which avoids the black carbon pollution caused by the kerosene most other rocket engines use. As space tourist and commercial space deliveries ramp up at Blue Origin it is easy to imagine what will happen to local real estate values.
The climate is mild and dry, with an average minimum temperature of 30 degrees in January and an average maximum of 94 degrees in July. The growing season is 224 days per year, and the average annual rainfall is 10 inches.
Culberson County is in the Rio Grande basin where the soil is primarily made up of clay, sandy loam, and sand. Vegetation consists of scrub brush, grasses, cacti, creosote bush, post oak, chaparral, oak, juniper, mesquite, yucca, and agave.

There are no restrictions and mobile homes, modular homes, and RVs are all allowed. There are no time limits on when to build, and there is no requirement that you build at all. There are no association fees. You can also camp on your property when you visit the area. You are allowed to enjoy your property, and you may build or leave it as is for investment.
