Southwest Sunsites in Texas
Unit 231 Lot 16 5.7 +/- acres
This is a fantastic approximately 5.7 acre property in the undeveloped Southwest Sunsites subdivision of Culberson County.
It's a gorgeous rural property in an area where the main activity is ranching.
Elevation rises slightly south to north, as is typical in the area.
The area is peaceful and there are fantastic mountain views in multiple directions. And yet you will only be a short drive from Van Horn, the largest town in the area closer than El Paso.
The section line runs along the north side of Lot 16. You can choose to leave it as it is, or you can re-grade it. For camping you might prefer to leave it as it is, but if you intend to build a residence you will probably use the construction equipment to grade in improved access. There is another section line running north-south one lot to the west.
There is no zoning. There are no property owners association or home owners association. You can RV or camp without restriction, and build if and when you want to do so. There are no available utilities.

We are not sure of the best way to this property, you might need to do some exploring. If you go north from the Plateau Truck Stop, maybe you can turn left at 31.068201 -104.503206. Or continue north and turn left at 31.073797-104.501493. Or go farther north and turn left at 31.092585 -104.501491 then come back south at 31.103523 -104.522150. Instead of the Plateau Truck Stop, you might go north from the highway frontage road at 31.058060 -104.557266 then go east at 31.070614 -104.556701 or 31.079879 -104.553836. There might be a better way than any of these.
