10 Acre Parcels Near The Petrified Forest

 

Beautiful Undeveloped Land, Easily Accessible

 

Each of these parcels is approximately 10 acres, which is over 435,000 square feet, approximately 1,320 feet by 330 feet.  They are located about 8 miles northeast of Holbrook, in Sun Valley, Arizona.  These properties are bordered on their west side by S 32nd Street, so access is very easy.  This is only about an 11 minute drive from Exit 294 of Interstate 40.

The Petrified Forest, a fascinating area of the Painted Desert, is less than 4 miles from these properties!  The mineralization and other geographic features of the area make for a unique and beautiful landscape.  The northernmost of these parcels is bordered on its north side by state owned land.  The southernmost parcel is less than 1/4 mile from BLM land, and there is more BLM land 3/4 east of these properties.  The storied Atchison, Topeka, & Santa Fe railroad line is less than 1/10 mile south of the southernmost parcel.  The Puerco River, a seasonal tributary of the Little Colorado River, is about 1/3 mile away.

In addition to the Petrified Forest National Park, there are dozens of square miles of BLM land nearby and much more than that of state owned land.  This adds tremendously to your recreational opportunities and enjoyment.

You will be about an hour north of St. Johns and Showlow, which is the center of the White MountainsSnowflake is only about 30 minutes away.  The entrances to the Painted Desert and the Petrified Forest National Park are only minutes away!

In less than an hour's drive you can visit the Apache, Hopi, Zuni, and Navajo reservations.  Also in less than an hour you can visit archeological sites, Zion Reservoir, the fabulous White Mountains and the Apache Sitgreaves National Park.  The park offers forests, rivers, lakes, and streams, and is popular for hunting, fishing, hiking, camping, and many other outdoor activities.  Homolovi State Park near Winslow will give you fascinating archaeological insights into local history.  Just south of St. Johns is the Lyman Lake State Park with its 1,500 acre reservoir.  There are no boat size restrictions and it is a great place for fishing and all types of water sports.  St. Johns has one of the finest equestrian centers in the state and can entertain the real horse lover.  The Fool Hollow Lake Recreation Area near Show Low is a beautiful place for camping, fishing, picnicking, and boating.  You will only be a few hours' drive from the Grand Canyon, Lake Powell, Canyon De Chelly, Rainbow Bridge, Glen Canyon, and many more exciting places.

Holbrook offers all of the high quality facilities you could ask for.  There are 3 community parks, a public library, museum, recreation center, swimming pool, 8 tennis courts, 8 racquetball courts, 6 softball fields, community centers, a golf course, bowling alley, shooting range, and the county fairgrounds.  There is also an array of medical care facilities, schools, grocery stores, banks, restaurants, etc., as you would expect in a county seat.  It is the economic hub for northeastern Arizona.  Holbrook also has an airport with a 6,700 foot lighted runway.

Nostalgic Route 66 runs right through Holbrook.  The city and the local businesses have done a great job preserving this memorable road and its surroundings.  There are gift shops, petrified wood shops, restaurants, and the famous Wigwam Motel for you to visit.  One of the largest rock and gem shops in the country is Jim Gray's Petrified Wood Shop.  There is even the Dinosaur Park here.

Holbrook sits atop the largest water aquifer in the state of Arizona and most of the southwest. This aquifer can supply excellent water in almost any quantity. As a result water is very inexpensive and is plentiful. The region has excellent air quality with very low humidity and averages 320 days per year of sunshine. Solar power is an excellent low cost choice in this area.  5,400' elevation makes for excellent weather temperatures the year round.  As the Navajo County Approved Comprehensive Plan (PDF link) points out, only 18% of county land falls under individual and corporate ownership.  The rest is owned by Native American Reservations, the U.S. Forest Service, the Bureau Of Land Management, and the state of Arizona.

This small percentage of land available for private ownership is leading people to invest in the area.  Recently a large wind turbine project was approved for north of town.  And what has the area really buzzing about economic growth is the discovery of an enormous potash deposit.  Potash is deep mined and does not affect the surface.  These industries will require a large amount of skilled labor, and there is the real possibility of a housing shortage.  If you google "potash" and "Holbrook" together you will see why there is so much excited anticipation.  

These four adjacent 10 acre parcels are in the Northwest Corner of the Northwest Corner of Section 21, Township 18 North, Range 22 East in Navajo County, Arizona.  There are homes in the area, but not in the section where these parcels are.  Power is 0.57 miles away along S 32nd Street, but since this area has a very large number of sunny days per year, solar power is becoming more and more popular.  There is no requirement that you ever build.  There are no association dues.  Water would be by well if you decide to have one drilled, or storage.  Sewage would be by septic - if and when you build.  Cell phones work nearly everywhere out here.  Taxes are only about $45 per year.  These parcels are zoned A-General, so single family homes, agricultural use, barns, and corrals are all fine.  This is great country for horses.
