Huge Parcels Adjacent To The Famous "Gunsight Ranch"
The Ranch Is Bordered On The North By The Gorgeous Gunsight Ranch and on the South by the Beautiful Mile High Ranch. We had this entire 1,295 Acre Ranch surveyed and subdivided into 32 Parcels that are each 40.48 Acres in size. The 16 Parcels in the northern half were then split in half and are now offered as 20.24 Acre Parcels. Each of these 20.24 Acre Parcels will be over 1/8 Mile Wide By 1/4 Mile Long. This is over 881,500 Square Feet of Ground!

You Will Find The Views To Be Incredible Beyond Words. The Massive Sierra Blanca Mountain, at 6,891 Feet and its sister peaks are just to the south. The Finlay Mountains are to the west. The Gunsight Hills are to the north. The Triple Hills are to the southeast. There are also many Hills and Canyons to view in almost every direction. The Ranch itself is Lightly Rolling with some Scattered Large Hills and a Large Gorgeous Canyon that runs all along the southern edge. The Canyon has steep walls and is very wide. Sort of like having the Grand Canyon in your back yard.
The northern side of the Ranch is fenced and there is a trail road that runs across the entire north side of the Ranch. The gate in the fence to enter the Ranch is on the north side about 1 mile east of the pond. Once on the Ranch there is a dirt trail road that runs down across the eastern portion and out through a canyon near the southeast corner. We also had a dirt road cut in running east to west through the center of the Ranch so every 40 Acre Parcel had road access. We have been told that this second trail road has been blocked by a landslide. Properties in the western part of The Ranch have additional legal access through easements running north along their sides to the road that runs along the south side of Gunsight Ranch. You can choose to have any of these easements graded in if needed.
We Had This Ranch Surveyed and The section corners are surveyed and marked. We have every GPS Co-ordinate of every corner of every parcel and will supply all buyers with a large map showing all of these points.

The Ranch is covered in thick native grasses and sage with some cacti and medium brush. This Property is located at 4750 feet in elevation. You will have Privacy on this property as it is in an Undeveloped and Very Pristine Area. The property is Agricultural / Residential / Ranching / Hunting. You are Allowed to Raise Animals and Horses which are Very Common.
There is a large quantity of Wildlife in the area. There are Big Horn Sheep, Mule Deer, Javalina, Mountain Lion, Quail, and Dove. This property sits between the Gunsight Ranch and the mountains and should have even more Wildlife. We recently had a good size Retention Pond dug out to hold the rain water runoff. Over time this pond will hopefully plug up and hold water long term. We did this to help attract and keep more Wildlife on the Ranch. By The Way, The Hunting is Excellent!!!
The Location is Great. A Short Drive to the Northeast is Guadalupe Mountains National Park in Northern Culberson County. Here you will see El Capitan, Captain Reef, and Guadalupe Peak, which is The Highest Point In The State at 8749 Feet. Within an easy Drive is the Rio Grande River, Big Bend National Park, Carlsbad Caverns, Hueco Tanks State Historical Park, and Several Other Parks and Points of Interest.
Hudspeth County is Situated in Far West Texas Between El Paso County to the West and Culberson County to the East. This is a beautiful area. The Air is Clean, the Water is Clear, and there is basically no pollution or crime here. The Big Sky presents some of the Most Colorful Sunsets you will ever see. The Night Sky is so clear it will amaze you by how many stars you can see.
You Will Be Able To Watch The Incredible West Texas Sunsets From This Property!!! This property is at approx. 4750 Feet Elevation which will provide Great Weather. You will experience 4 Mild Seasons as The Climate is Mild and Dry, with an Average Minimum Temperature of 30 degrees in January and an Average Maximum of 94 degrees in July. The Growing Season is 224 Days a Year, and the Average Annual Rainfall is 10 inches. Hudspeth County is in the Rio Grande Basin where the soil is primarily made up of top soil, clay, sandy loam, and sand. Vegetation consists of scrub brush, grasses, cacti, creosote bush, post oak, chaparral, oak, juniper, mesquite, yucca, and agave.
We bought these properties through a Title Company. There is Title Insurance Guaranteeing Free and Clear Ownership. We will be transferring ownership by a "Warranty Deed" which is the highest quality deed there is.
These Ranch Parcels are Undeveloped Land. Power would be by solar, generator, wind, or eventual power lines. Water would be by Well, Catchment, or Storage. Sewer would be by Septic - when you build. Cell Phones work almost everywhere. There is a 40 foot easement around each property to ensure access to every lot. Taxes are only about $75 per year and are current. There are NO liens and No Judgements on this property. There are No restrictions and Mobile Homes, Modular Homes, Cabins, and RV's are all allowed. All of these properties have access easements. None are landlocked. As for ease of access, it is up to the buyer to determine whether a given property meets their needs. We give no warranty on the condition of trails and roads. There are NO Time Limits on when to build. There are No Requirements Making You Build. There are No Association Fees. You can also camp on your property while you visit the sites in the area. Hunting rights cannot be rented, leased, or sold. The property owner (or contract holder) must be present when they are used. While a property is under contract, after the minimum amount has been paid toward the loan principal, hunting rights will be issued annually on request. These hunting rights are printed on special paper with a raised seal and must be carried by the contract holder while hunting.

No business or commercial activity of any kind is allowed involving a property under loan contract. Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.
DRIVING DIRECTIONS
Please contact us for driving directions before visiting any of these properties. You cannot just put the destination GPS into your vehicle's navigation system and go, that won't work. To reach The Ranch you must travel through Gunsight Ranch, and Gunsight Ranch can only be entered at its northeast corner, your navigation system doesn't know that. It is likely to take you a different way that will end with you running into a locked gate and turning around to head back. We recommend getting driving directions from us, and taking along a good quality handheld GPS navigation device.
