Large Wooded Parcels Just Southeast of Alamogordo and East of Las Cruces

 

 

Timberon is a forested mountain community ideal for recreational, weekend, seasonal or all year round living. Timberon, New Mexico is located in the beautiful Sacramento Mountains 100 miles North of El Paso, TX and 50 miles South Southeast of Alamogordo, NM.

Timberon encompasses approximately 9,000+ acres of subdivided property and is completely surrounded by the Lincoln National Forest, BLM Lands, State Lands, Range Lands, and privately owned ranches. The vast surrounding wilderness offers breathtaking sites such as Chatfield Peak, Cathey Peak, Bluff Springs, White Sands National Monument and the San Andres Mountains. The 1.1 million acre Lincoln National Forest is full of trails for hiking, horseback riding or riding bikes, picnic areas, lakes for fishing, scenic outlooks and campgrounds. In the winter months you can enjoy skiing, snowboarding, ice skating, sledding and tubing.

Although Timberon's location is a little secluded, they have much to offer including a 9 Hole Golf Course with 360° Views of the surrounding Sacramento Mountain Range, an Airport, Fire Department, Swimming Pool, Fishing, Horsehoe Tournaments, homes and cottages for rent, a hotel, camping and RV park, several restaurants, a grocery store and a Timberon Welcome Center where there is an artifact museum, local art, maps, brochures, and more. You can also enjoy the miles and miles of trails and primitive roads that are perfect for off-road vehicles. The area is rich with game animals such as Mule Deer, Elk, Antelope, Wild Turkey, Bear, and Mountain Lion and you can enjoy hunting on the outskirts of the subdivision or on your own property. In addition, the Timberon community has several annual events to get the community together such as: A Farmers Market, Puttin’ On The Lips where local adults and kids get together and put on a lip-sync show, a Blues and BBQ Festival and a Fly-In where residents can view the planes up close and talk with the pilots.

These lots sit at approx. 7,000' to 7,500' altitude and are covered in Pinon, Ponderosa Pines and Alligator Junipers. The average year round temperature is a nice 65 degrees. There are warm summer days and mountain showers that come and go quickly along with heavy snow in the winter with temperatures around 10°. The meadows, forest and cool air are a welcome relief from the surrounding desert. The air is free of pollution and the night sky is crystal clear.

The town of Cloudcroft is the closest town at 31 Miles away and is best described as a quiet and quaint scenic village. There are a variety of restaurants, banks, and a modern medical clinic along with plenty of accommodations ranging from smaller motels and cabins to the historical Lodge where elegant dining is offered. Such famous names as Pancho Villa, Gilbert Roland, Clark Gable and Judy Garland have appeared in the Lodge’s guest register. The Lodge Golf Course at 9,000 feet above sea level is one of the highest and most unique courses in North America. In addition to golf, The Lodge offers activities for all seasons including swimming, a dry sauna, hot tub, spa services, exercise room, snowmobiling, snow tubing, hiking, cross country skiing, lawn games, mountain biking, and shopping.

Timberon is located between State Highway 54 to the West, Route 62/180 to the South and Highway 82 to the North. The road from Cloudcroft into Timberon, the Sunspot Scenic Byway, is completely paved. and is home to two major observatories: Sunspot, which is only about 13 miles away, and Apache Point.

In less than a 2 hour drive away you can test your luck at the casino or play a round of golf at the Inn of the Mountain Gods, bet on some horses at Ruidoso Downs Race Track and Casino, or stop by the Space Museum, Alameda Park and Zoo, or the Toy Train Depot in Alamogordo. Alamogordo is also one of New Mexico’s premier locations for filming and the home of the annual White Sands Film Festival and the Desert Lights Film Festival. In a little under 3 hours you can drive to the White Sands National Monument, Carlsbad Caverns, El Paso, or try to spot aliens in famous Roswell, New Mexico.                                                                                                        
This Subdivision is an Under Developed Subdivision that was laid out several years ago. Electric is provided by Otero County Electric Co-Op and power is in the subdivision but not to each property yet. For some of these lots, Solar would be the best method for power. Solar has gotten very inexpensive and has become very reliable. With LED lighting, it now takes a much smaller unit to power a home. Water is provided by Timberon Water District but Water lines are not to every lot yet.

NOTE:  Properties in New Mexico less than ¾ of an acre may now be buildable!  Properties that are too small for a conventional septic system may now be buildable using advanced treatment systems or other options.  To determine whether a property smaller than ¾ of an acre can qualify for a residential build, please consult a liquid waste professional regarding the specific property that you are considering for purchase.  TThe New Mexico Environment Department can advise you. If you are looking for a place to camp or park an RV, this would not affect you except that your property might now be more valuable.  The subdivision covenants for Unit 13 and Unit 17 state that residences must be at least 850 square feet and be at least 20 feet wide.

This Subdivision is Zoned Residential. Every property has platted access, none are landlocked.  Some of the platted roads have been graded in, some have not.  For each property we provide approximate location information and a link to Google Maps so that you can view the property from above in satellite view.  We encourage you to visit them in person if possible before purchasing.  For properties that do not yet have graded access roads, you are free to grade them in as needed.  If you are going to build you will have equipment on hand to do this.  There are no time limits to build, and no requirement to make you build. Taxes are less than $10 per year per lot.  There is an annual fee for the water company, $30 per lot for properties without water, and $61.50 per lot for properties with water available.  The paved roads coming into the subdivision are plowed by the county. 

NOTE: Camping is allowed and RV's and Travel Trailers can be used as a temporary residence for up to 30 days each year if not connected to water lines or a septic system. If they are connected, you can stay for up to 180 days per year. Mobile Homes are allowed in Units 13, 15 and 17. Horses are allowed in Units 12, 13 and 17.

NOTE:  No trees or heavy brush may be removed from a property while it is under loan contract.  It is possible on a case by case basis that we might waive this requirement if a large down payment is made on the loan.  Generally though you will need to wait until the property is fully paid off.

No business or commercial activity of any kind is allowed involving a property under loan contract.  Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.
