Green Valley Acres is an undeveloped subdivision and every property has legal access easements.  This property is Unit 35 Lot 32 in Green Valley Acres.  Lot 32 is near legendary Chispa Road, and there is a convenient trail road coming to the property.  You will have quiet natural beauty away from the hustle and bustle of urban life.

There are big horn sheep, mule deer, javalina, antelope, quail, and dove in the area.  In addition to the rich variety of wildlife and geographical wonders, the area is also known for its petroglyphs.  The area is lush with cultural history, from native Americans to wild west cowboys, and there were even Spanish explorers in the region.

There is no zoning in Culberson County.  There are no subdivision restrictions, no property owners association, and no home owners association.  You can camp and RV without restriction while holding the property for investment, or build your dream residence if and when you choose to do so.  If you want a water well or a septic system, you will need county permits for those. 

You will be living off grid, utilities have not been run to this area.  You will probably choose solar for power, and for water you can explore the possibility of a water well or truck water in from nearby Van Horn, the county seat.

Access to be determined by buyer.  We have not been to this property.  We have been told that the Chispa Road turnoff north of Lot 32 has been blocked by a locked gate.  It is up to the buyer to determine whether there is an access route that is acceptable to them.
