This 5 acre property is located near the city of Needles, in San Bernardino County, California.  It is undeveloped, and is zoned Single Family Residential which allows use of a mobile home or manufactured home as a single family dwelling. When building a single family residence, you can temporarily live in a travel trailer after the building permit is issued. The one-square-mile section this property is located in is bordered on three sides by BLM land, and on the fourth side by state owned land.

To the best of our knowledge there are no access easements to this property.  We are pricing it low so that someone can take it on as a project or as an investment.  We don't have experience in San Bernardino County, and don't know if you might be able to exchange access easements with neighbors.  You also might be able to do a deed search to see if old deeds in this area were written with access easements.  We have tried to do this search online and on the phone with the county recorder's office, but you cannot do this remotely.  This is a gorgeous area and this might be a tremendous buy for someone familiar with it.

You might be interested in this property as an investment due to its proximity to thousands of square miles of BLM land for your enjoyment, its location in the gap between the Sacramento Mountains to the south and the Dead Mountains to the north, and also between Needles to the east and the intersection of highways Interstate 40 and US 95 to the west. The legal description of this property is E2-W2-N2-SE4-NW4 Section 17, T9N, R22E. Taxes are about $180 per year.

It is just a mile north of the Sacramento Mountains, making for a splendid southern view. Interstate Highway 40 is less than a mile north of the property. The Needles city boundary is just over 2 1/2 miles to the east. Needles has a population of about 5,000 and is in the Mohave Valley, which runs down from Arizona. After tough economic times Needles seems to have turned it around in 2014, posting budget surplusses since then, attracting new businesses, and demolishing existing eyesore structures. They take pride in their parks and recreation, and they feature the Needles Recreation Area, which provides organized youth sports and a fun, safe place for kids to hang out. The Colorado River, with its splendid fishing, boating, water skiing, and other attractions is just over 4 miles away. The River's Edge golf course is just over 6 miles away. The Spirit Mountain Casino is only 6 1/2 miles away. The Havasu National Wildlife Refuge is only 9 miles away. Historic Route 66 runs through Needles! Lake Havasu is 32 miles southeast of the property.
