These are large and gorgeous 5+ acre Farm / Ranch / Homesite parcels in the Northeastern corner of Hudspeth County. They are conveniently located on the outskirts of Dell City, and are easily reached by a 4 mile drive on Broadway Drive (FM 2249).

Dell City is about 95 miles between El Paso, Texas and Carlsbad, New Mexico. These parcels are in what is known as the J.B. Howell Farm subdivision. This is a one square mile section that was subdivided into 5+ acre parcels. Most of these 5+ acre parcels were not offered for sale until now. Each of these huge properties contains about 220,000 square feet of ground!

This is not your average Texas property area. The large quantity of easily reached underground water has turned the Dell Valley into a multi-million dollar agricultural area. Yearly irrigated production consists of cotton, wheat, vegetables, grape vineyards, and flowers grown for commercial use. There are also thousands of head of cattle and sheep produced. Truck farmers also thrive in the valley. The rich soil in the Dell Valley is primarily made up of topsoil and sandy loam. The ground is flat to gently rolling. The vegetation varies from light to thick native grasses and cactus to sage brush and small trees. These properties are zoned Agricultural / Residential which means you are allowed to raise animals and horses, which are very common in the area.

There is full legal access to every parcel by way of 60 foot wide road easements. These road easements are not all graded in at this time. However, they can be cleared as needed.

These parcels all have tremendous views of the entire area. The Guadalupe Mountains National Park is in full breathtaking view to the east. These are the largest and tallest mountains in the entire state of Texas. Flattop Mountain and the Black Mountains are to the south. To the west you will see the 3 peaks of the Sierra Tinaja Pinta Mountains. To the northwest are the Cornudas Mountains. The Salt Flats are to the southeast.

Dell City has a current advertised population of 413. Its has its own school system with grade 1 through high school. There is a medical clinic, volunteer fire department, several churches, Masonic Lodge, Lions Club, chamber of commerce, municipal park, several stores, and agricultural related businesses. The Dell City Municipal Airport is just northeast of town and has a 4,685 foot runway.

There is something here for everyone. For the hunter there are big horn sheep, mule deer, javelina, mountain lion, antelope, and dove. A short drive to the east is Guadalupe Mountains National Park in northwestern Culberson County. Here you will see El Capitan, Capitan Reef, and Guadalupe Peak which is the highest point in the state at 8,749 feet. Within an easy drive is the Rio Grande River, the spectacular scenic Big Bend National Park, Carlsbad Caverns, Hueco Tanks State Historical Park (over 3,500 paintings, most are pre-Columbus!), and several other parks and points of interest.

Hudspeth County is situated in far west Texas between El Paso County to the west and Culberson County to the east. This is a beautiful area. The air is clean, the water is clear, and there is basically no pollution and no crime here! The Big Sky presents some of the most colorful sunsets you will ever see and the night sky is so clear that it will amaze you with how many stars you can see.

The elevation on the farm runs between 3,860 and 3,900 feet which provides great weather. You will experience 4 mild seasons as the climate is mild and dry. Average minimum temperature in January is 25 degrees, and average maximum is 97 degrees in July. The sun shines 95% of the year! The growing season is 224 days per year, and the average annual rainfall is 10 inches.

These 5+ acre farm/ranch parcels are undeveloped land. There are power lines all along Route 2249 which borders the subdivision on the south, and partially along Lynch Road which borders on the east. Power can be easily extended to these properties or you could go solar. Water would be by well or hauling, there are inexpensive water suppliers in town. The telephone service would be provided by the Dell Telephone Co-Op and their lines run along Route 2249. Cell phones also work almost everywhere. Propane is available from local suppliers for heating and cooking. Sewage would be by septic - when you build. There are no requirements that you must build, and no time limits on when to build. There are no association fees. Taxes are only about $35 per year per lot. As with all of our properties, taxes are current and there are no liens or judgments. You can camp on your property while you visit the area. You are allowed to enjoy your property while it appreciates in value! Don't wait as prices in this west Texas area are rising fast.
