These are large (up to 25+ acres) ranch / homesites.  They are located about 11 miles southwest of Dell City in northern Hudspeth County. The properties are located between 1 and 6 miles north of Highway 62 / 180.  HIghway 62 / 180 is the main highway between El Paso, Texas and Carlsbad, New Mexico.

These properties are surrounded by some of the most incredible views west Texas has to offer.  Sparks Ranch is an undeveloped subdivision.   You will be very close to The Guadalupe Mountains and Guadalupe Mountains National Park. You will have a full view of the long side of this range, which are the highest mountains in Texas. There are other nearby mountains including the Cornudas Mountains and the Sierra Tinaja Pinta Mountains to the northwest, and the Black Mountains to the south. You will have privacy on this property as it is in an undeveloped and pristine area.

You can improve any easement at will if you choose to do so.  Some road easements have been graded in, some have not.  Also there are informal trail roads which have developed over the years.  With each property listing we provide a link to Google Maps so that you can see the property from overhead and look at the road network. 

These properties are completely off grid with no available utilities.  You will probably choose solar power.  You can haul water in, or you can consult a well driller to see if that’s the right option for you.  We are told that area well depth varies from 300 to 800 feet.  Desert land for sale does not usually have this kind of water availability.  Many locals use water storage systems that they buy in big box stores in El Paso such as Tractor Supply, Home Depot, and Lowe’s.

There might be survey stakes at two of your property’s corners.  Some of our customers find them, some do not.
