Property Details

These parcels are mostly flat to gently rolling, with some steeper rises that give longer distance views. At 7,500 feet high, this subdivision has great year round weather. The summer highs average in the mid to upper 80s. the winter highs average in the mid to upper 40s. Annual rainfall is 10.5" and snowfall is 12.8".

Seven units make up the Tierra Verde Ranchettes

Unit 1 is heavily wooded in the south; most of the unit consists of a large meadow with some scattered trees. There is a small pond in the northern part of the unit.

Unit 2 is the farthest away unit, sitting to the northeast. It is very lightly wooded and there are power lines to the west.

Unit 3 is lightly wooded with some large meadows throughout. Electric lines run through the western side of this unit.

Unit 4 is mostly made up of a large meadow; there is a small pond in the south and electric lines run through the northern part of the unit.

Unit 5 this unit is a large open meadow for the most part. There are a few trees scattered here and there but it is the least wooded unit of the subdivision.

Unit 6 is heavily wooded with some small meadows scattered throughout. you will be able to see cerro leonides, a large crater that sits to the east.

Unit 7 is the first unit you will come to when you enter the area. In the middle of this unit is Cerro Leonides, one of the craters in the Chain of Craters that run through the area. This is a heavily wooded unit with some small meadows scattered throughout.

Property Power & Water

There is power in the subdivision! Power is provided by Continental Divide Electric Cooperative.  Most properties do not have power readily available.  Those that do have immediate access to existing power lines will have that noted in their listings.

Water would be by well or storage. If you intend to have a water well, you should contact a well driller and discuss that possibility before purchase. Our expectation is that in most cases water catchment will be the economical choice. 

Sewer would be by septic, but not until you actually build.

Local Attractions and Information

Tierra Verde Ranchettes is about 30 miles west of Grants, New Mexico off route 53, just after the Ice Cave and Bandera Volcano. Grants is only 1 hour west of Albuquerque and sits right on the nostalgic Route 66.

Enjoy boating, swimming, fishing, hunting, bicycling, hiking, rock climbing, mountain biking, camping, skiing, and just about any other outdoor activity you can name!

The area also has championship golf courses and several Indian reservations with cultural arts and crafts and festivals. Shop for authentic pottery, rugs, and jewelry. 

Nearby Grants, NM offers all of the amenities of a small city, but with a small town charm. And yes—they have a Walmart Supercenter.

No trees or heavy brush may be removed from a property while it is under loan contract. We might waive this requirement if a large down payment is made on the loan, but generally, you will need to wait until the property is fully paid off. 

No business or commercial activity of any kind is allowed involving a property under loan contract. any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you..

How to Visit Tierra Verde Listings

Use a 4 wheel drive vehicle to visit these properties, as there are rough places on the road. The area is very secluded, yet accessible. 

Some of the secondary roads in Tierra Verde were graded several years ago, and some of the roads were not graded, and don't yet exist. If they are grown over they will need to be trimmed back. If they have not yet been graded, they may need graded to be usable. 

Either way they are all platted and they do provide legal road frontage to every single ranchette property! We recommend taking a 4 wheel drive just to be on the safe side. All of the parcels were surveyed and have their corners pinned. You will get a copy of the survey map.
