Sun Valley in Arizona

Unit 5, Lot 5 1.27 +/- acres

This great approximately 1.27 acre off grid homestead homestead is Lot 5 in Unit 5 of Arizona Rancheros in Sun Valley, Arizona.

It's in a beautiful off grid undeveloped area just south of the Native American Christian Academy.

This is a peaceful undeveloped area, and yet you will be less than 3 miles from Exit 294 of Interstate Highway 40.  The only thing going on in this secluded area is ranching.  Utilities have not been run this far out, to the best of our knowledge electricity is just under half a mile away

There are no property owners association (POA) and no homeowners association (HOA), and no subdivision restrictions.  Zoned AG-1: Homes, mobile homes, and modular homes are allowed.  If you have any land usage questions please call the county at 928-532-6040 and ask about property 105-05-025.

We have not been to this property.  The roads were graded long ago and they haven't seen much traffic.  They might be fine for you as they are, or you might want to clean them up.  If you intend to build a residence, you will petition the county commissioners to have the county maintain your road.

Important Buyer Notes

No business or commercial activity of any kind is allowed involving a property under loan contract. Any plans you might have of a commercial nature must wait until the property is paid for in full and ownership has been transferred to you.

In Navajo County you cannot be issued a building permit or residential address while a property is under a loan contract.  You will need to pay the property off in full and have it deeded to you first.
