This property is located in Plateau Draw, west of the Apache Mountains. It is less than 4.5 miles north of Interstate 10. John Conoly Road comes north from the Michigan Flats exit, and this property is about half a mile east of John Conoly Road.
The road running along its south side was graded long ago and is now overgrown because nobody has been driving on it. You will probably want to rent a skidsteer and re-grade the road to John Conoly Road, or else south 1,000 feet or so to the next road running east-west.
You will enjoy tremendous mountain views. Culberson County has no zoning. There are no subdivision restrictions. There are no property owners association or home owners association. Although this is a beautiful rural area where the main activity is ranching, you will still only be about a 20 minute drive away from the county seat of Van Horn and all its amenities.
Electricity is in the area but has not been run to this property yet. You will be off grid with no utilities. You will probably choose solar for electricity, and have water and propane hauled in from Van Horn. You can contact a local water well driller to see if that's a good option for you.
