Although in a nice secluded area, this property is only about 2.5 miles from Exit 159 of Interstate Highway 10, and the county seat of Van Horn with all its amenities is only about 20 minutes away.

This property is in the undeveloped Southwest Sunsites subdivision.  It is the North Half of Parcel 12 in Unit 24. 

There is no zoning in Culberson County.  There are no subdivision restrictions.  You can camp or RV without restriction.  You can leave the property as is while you hold it for investment, or you can build any kind of homestead that you prefer.

You will enjoy mountain views.  Guadalupe Peak, Eagle Peak, the Apache Mountains, Baylor Mountains, Van Horn Mountains, Wylie Mountains, Black Peak, Boracho Peak, Cowper Hill, and other hills will grace your skyline.

The west part of the property is flat, then it passes over a couple of small hills.  There is a change of elevation of about 65 feet over the property, giving you both low and high ground and offering some cool building or camping options.

You will be off grid, utilities have not been run into this area.  Your choice for electricity will probably be solar, and you can either explore the option of having a water well or have water hauled from Van Horn.

We have not been to this property.  You might need to do some exploring to find the best way to get there.  You should study the area in Google Earth (best) or Google Maps (satellite view) to plan your route.  Do not rely on Google Maps or any other automated driving directions to give you a correct route.  You should take along a handheld GPS navigation device such as a Garmin Etrex.  Texas trail roads are usually rough, you should drive a pickup or SUV with at least 8 ply tires.

There are many trail roads in this area, they bend around and some of them have not been driven for a while and will need to be driven a few times to wear them in again.

You can enter the area from the Plateau Truck Stop at Exit 159 of I-10, or you might prefer to turn north from the access road that runs along the north side of I-10, at  31.058092 -104.557230.

There are old trail roads coming to the property from the north, south, east, and west.  You must determine whether there is access to the property that meets your needs.
